Believe it or not I haven’t had this happen before tenant that has moved out painted the entire living room the hallway and a wall in the bedroom with out my knowledge or permission. How do you charge for this? By wall? Or? Seems silly after I have been in this bizz for 22 years.

Also cut Two softball size holes in the living room wall to put the Tv cords out of sight HUH? Which makes no sense at all. LOL

First I inspect and test the painted areas. Did they paint over Flat water based paint OR over Semi-Glass Paint. Did they use a primer. Did they first sand or wash the walls. Was the job done right?

I had a tenant who worked as a maintenance man for a large real estate firm. He painted flat paint all over his apartment without primer or cleaning the walls first -- using a broom on the walls in not cleaning it. No TSP, no Sanding and No Primer.

So I took a rough towel and with a drop of water was able to remove his paint from all wood surfaces and some of the walls. In-other-words, the whole job stinks and will peal.

So I had to charge him for the cost to remove the paint and then prep the surface -- and the depreciated value of the old paint job. Two of my paint companies gave me estimates of $1000 to remove the old bad paint job and $200 to clean and prep the surfaces. And then $800 to paint the unit. Total $2000.

So over night the tenant moved out into one of his bosses units. I had to find my tenant and take him to court. His deposit was only $500.

By the time it went to court I had the unit fixed and repainted. Pictures, invoice and the cancelled check.

The tenant showed up in court with his boss stating he was an expert and did the job right. My video showed it was a terrible job and had I try to re-rent it and it pealed then, a occupied unit would have cost me double to fix it then, $2000 was a bargain.

SO test your surfaces and get an extra can of paint from your tenants to save to do touch ups.. when necessary --47.156.xx.xx

Pay someone who will show room-by-room the damages and costs to restore to movein condition - example here it cost about 250-350 per room to eradicate smoker nicotene film, seal-prime-refinish, I am sure you have charged this to the deposit if you have been operating without charity funding for a few years. --76.188.xxx.xx

Years ago a tenant without my permission had the walls painted "bright" colors. The living and dining room became coral with lavender trim. The walls in the two bedrooms were painted a sort of turquoise blue with a bright blue trim. The paint job was neat - but the colors were awful.

Worse yet latex was painted over the oil-based paint trim in the bedrooms and the original very nice stained woodwork in the living room and dining room. The tenant then moved out. I tried for a couple of days to rent it with the "new decor"- but no one would take it, as I had expected.

I began the tedious job of preparation and repainting everything (and properly). While I was working, a painter came to the door and demanded payment. It turned out he had been hired by the tenant, but hadn't been paid. He didn't get anything from me except a lecture. --136.33.xx.xx
