A rental agreement should pretty much cover anything you want to include. Addenda is added after the fact, and both parties would have to agree to it, otherwise the rental agreement stands. You just don't write addenda for the sake of it. What is it that you want to add to a rental agreement.

I use a standard lease from the RE Comm so it does include the maintenance addendums.

My include issues about parking; HOA fines and City violation fines; replacement of bulbs, carets bing professionally cleaned at end of tenancy at tenants cost; pest control, only landlord locks are allowed; exterior maintenance and lawn care, repairs, trash removal. etc. --71.75.xx.xx

I belong to several apartment associations. I also have used many eviction attorney's over the years that pointed out needed updates to my lease. Also during several Mr. Landlord lectures at conventions I've picked up several tips on "clauses" that should be added to a rental agreement. Without all of the above, I would have lost a ton of money and had to re-evict tenants who could have won or stalled an eviction without the proper "added items/clauses" in the rental agreement.

Just getting "standard" lease is like a roll of the dice, chancy.

Addendum example would be paying for an extra parking space not included originally, or adding a additional tenant who may have been an unauthorized occupant previously, or something like the rent increase based on some recent city/county increase in support fees which must be passed directly to the tenant. --76.188.xxx.xx
