So, I've been getting a lot of calls recently and the first question asked is "Are you a private landlord?" I know why they are asking. They are wanting to tell a sob story to a private landlord and guilt them into taking the tenant. Sometimes, they just don't want to pay an application fee. Regardless of their reason, I would hope the private landlords aren't falling for all this. It's not a very profitable deal for them in the long run.

I also get that that question pretty much screens them out. However, my real question is how do yall answer this when asked?

We get that question all the time from low quality prospects. They always have a story explaining the real reason for their 500 credit score, or their two-year old eviction, or their domestic battery conviction, etc.

We just tell them we're the management company for that property. Half the time they plow ahead with their sob story anyway, which almost always weeds them out. The only exception I can think of lately is one young couple who did get evicted, but they satisfied the judgement, cleaned up the court record and made it right. As stated...1st red flag. Agreed that this potential tenant has a perpetual problem with late pays or evictions and knows(hopes) that a private owner may not be as ridged w the rules.

To answer your question, I tell the truth that, I am the owner, but make a special note to screen extra carefully. If I have plenty of applicants, this one question alone is enough to disqualify them. --74.124.xxx.xxx

I've used a PM and their screening criteria is no stricter than what anyone on this forum does. So I think these tenants who ask this are looking for someone who does no screening at all. --72.188.xxx.xx

I tend to agree with you J. There's probably something big on the past that only a small amount of digging would turn up. The only other thing I can figure out is they don't want to pay an app fee. All of my landlording buddies charge one, so not sure that really is it either. I've asked a few people what the difference is and they never will answer me.

Hi charlie - I pretty much do the same thing. I charge for the application because I get charged for the background check. It weeds out the people that know they won't qualify. Doogie it could be the fees also, and to avoid red tape. Most PMs seem to charge at least $40 app fee per person. The one I used also charged an "administrative fee" of $175 after an applicant was accepted. And there are other fees later on. --72.188.xxx.xx

I've absolutely seen both sides of this with different people:

1. People that need a private landlord so that they might listen to their sob story that the Big Boys won't listen to.

2. People that want a private landlord so that they have someone that seems to actually pay attention to their properties because the Big Boys have pretty much abandoned theirs or have a local "super" that doesn't do anything.

So, I no longer discount people much for asking this until I've figured out why.

Locally, it seems to mean they are looking for their next victim, a LL that does not know the ropes.

I always tell them I'm the property manager for XXX Rental Company. I'll be the guy who takes care of you.

I ALWAYS include Yes, we screen carefully: credit checks, criminal checks, and current LL.

I get lots of clicks after that.

It's OK... it's the sound of people screening themselves out.

Most of the people who ask this of us - I find it is because they have had such poor experiences with the large property management places. Locally, these guys concentrate on the large rental machines and the long-term SFHs get short shrift. It could the PM, it could be the cheap long-distant LL, but I do hear about the poor service from the big PMs. --50.82.xxx.xx
