It's difficult to hear, and even harder to implement, but painting (often w oil base primer if you wish to diminish the smell) after a good scrubbing is the only way that I am aware of. I use a heavy mix of Simple Green and Odoban to scrub the walls (with every turnover, but especially before paint), but often have to repaint. Ceilings accumulate the worst of it. Just remember, if the "grime" on the walls is heavy, the latex paint may not adhere well and can possibly peel within a short time. (That's one of the reasons you may have to prime)

Nope. You get a small box of TSP, trisodium phosphate from the hardware store. It's a couple of bucks. Put some in water and put on rubber gloves. Get a regular sponge floor mop and soak it with the detergent water and push it up and back on the walls and ceiling. The brown water will run off and you walls will be clean again. I can't guarantee that you won't have to paint some spots but this will work. The smoke is stuck in cooking grease and this cuts the grease. I have cleaned several apartments just like that. it's work but it works. --73.33.xxx.xxx

Yes as AllyM of NJ mentioned with TSP in one bucket and clean water in the other bucket and change the clean water frequently.

Once you are finished cleaning, go to odorxit and order the stuff for smoke damage. Spray it and let it dry. Prime with a good odor and stain blocker primer. The best primer I used is Max Kilz Primer, tint it 1/2 the finish wall color. Then paint with your choice of sheen and color.

There is no short cut with smoke damage walls unless you want your next tenants to complain about smoke smell in the unit.

Make sure to clean the light fixtures, receptacles and switches as well. Smoking/nicotine will coat everything.

White Vinegar:

Fill a spray bottle with warm white vinegar and let it sit until the sticky nicotine loosens. then wipe down.

this will get rid of the smell and stains.

If they are heavily stained use TSP

1 tablespoon to a gallon of warm water. WEAR GLOVES. leave on for a few minutes rinse off. --71.75.xx.xx

I recently cleaned up a unit after five years of a heavy smoker. Nasty! He was on disability....great guy, was never any trouble, always paid on time, but he must've sat there and smoked cigarettes every day all day for five straight years. The whole place was stained sort of a dark, toasy brown; switches plugs, plates, thermostat, all surfaces (ceilings, walls, doors, etc.).

There were curtain-like runs of brown sticky tar running down the upper walls everywhere. I used up about ten pounds of TSP scrubbing all surfaces. I could easily tell where I'd been; freshly scrubbed was noticeably cleaner, but after it dried it reverted to pretty much the same brown, just not as sticky. I probably spent more time changing my wash water than actually scrubbing. Every 10 minutes it looked like river mud.

After I scrubbed everything about three times over I finally gave up on the TSP and repainted the entire place with oil based stain blockers, then fresh color. That got it, but what a bunch of work.

I now tell smokers their deposit is in serious jeopardy if they do it too much inside. --107.209.xxx.xxx

I write in the lease that they lose four hundred dollars if they smoke in the unit. This unit I totally remodeled before she moved in. She moved in a man who smoked in their and then she smoked. I had to court evict her. I just wanted the fast track to take care of it because I am so mad that I have to do this with a person who was there for 5 monthes. I hope that is 400bux per room, in big rooms that is about what our refinishing crew charges, starts at 250 per room. Whatever amount of chemistry and elbow grease is used to get thru the residue film the appearance of the walls/ceiling looks hideous so after that you seal-prime-refinish anyway, I hold a double rent value deposit which helps but you still need security funds to cover unpaid rent and physical damages, so inspect and bill for the refinishing when you do a quarterly inspection - no need to let the tenant be in control of your place. --76.188.xxx.xx

Whatever you do, don't paint right over the mess. I skipped washing a kitchen ceiling and applied six layers of paint before it got better. Smaller area but sheesh that was hard work and once one layer of paint was down, there was no way for me to go back and get the nicotine stain. Say, you can maybe look at an applicant's fingers to see if there is brown nicotine stain and then find a way to exclude them. --73.33.xxx.xxx

Ive had to clean up after smokers many times. In ontario we are not allowed to collect damage deposits, so the landlord has to fix the smoking damage at their cost.

A word of caution....I learnt this here......when washing the walls and ceilings, the nicotine runoff is hazardous!

It can be absorbed thru your skin and droplets thru your eyes. Wear long sleeves, keep them dry and wear eye protection.

Washing walls and ceilings is a long difficult process. You will be exposed to the nicotine runoff for a significant period of time.....likely a couple of hours per room.....protect yourself. And change the rinse water very frequently. You will not be able to wash and rinse enough to finally have clear runoff.....only to the point where the walls are no longer sticky......THEN you can prime with a high quality nicotine appropriate primer.....tint it to the same color as the final finish coat. --65.94.xxx.xxx
