Had a guy call asking if I could rent him a vacant lot to park his camper. I happen to have purchased a future reno that came on two lots. Nothing will be done before 2020, so it's just sitting there. So I'm happy to have the extra lot working a little in the meantime.

But this isn't anything I have experience with. Presumably he'll need water and electric. I guess the utilities will run a line to the camper from the nearest pole? I just need to make sure there's an operable yard faucet? Anything else (ie, sewage? wastewater?)

How much does just "renting the dirt" cost? Obviously I'm not really providing anything except for geography, so I don't want to be greedy, but I also don't want to leave too much on the table due to ignorance. Am I in the same general neighborhood as a "real" rv campground? Or am I the next step down?

If he wants water and electricity, he will want to dispose of the sewage from the RV. That will be a neat plumbing trick.

My guess is that you will live to regret this.

Be sure to make the deposit enough to haul off a few broken down cars and assorted "yard items", after this person leaves. There may be some building/zoning codes that cover living "off grid" (no sewage?) If he has a holding tank, how will he dispose of the gray water? I shutter to think.

Personally, I am a big fan of the idea of living this way, but on land I own. It would be difficult for me to trust and spend the time needed to manage, someone living on my land.

It's not greed. It's a business. Find out what a trailer park or nearby campground charges, and charge more than that. A personal private lot is a premium product.

Any zoning issues? Here you can't just park a MH on a lot and live in it. There has to be a house and there is a two week limit to allow for guests visiting, but no permanent uses. --47.216.xx.xxx

If it' the latter he will need a water faucet which means a meter and associated line, an electrical outlet that is 30 amp for a smaller rig or 50 amp for a larger rig. If the lines are overhead they typically put up a pole and hang the meter of the side. And a sewer hookup which we would call a 4 inch clean-out anywhere else. The parks charge anywhere from $400 up monthly which includes water and sewer, they meter the electrical and generally charge a 20% premium over what they pay for electrical.

I have some friends who moved down South to Rockport when they retired to avoid the snow and ice we get up here. They bought a vacant lot, poured a concrete patio and moved the 5th wheel on it to live in during the winter.

I would probably check the zoning to see if it will be a problem but most smaller cities don't seem to mind since by definition it is temporary. --74.196.xx.xxx

When I visited my family after Harvey, someone had let them borrow their camper, and they lived in it while the house was uninhabitable. I stayed there for a few nights for my visit. They ran electricity from the house; and I think the water was run from the garden hose; and I'm not really sure what the set-up was for their blackwater/graywater disposal. I think it's one of those things that gets accumulated until it's full, and then you have to empty it out somehow... but I could be totally wrong on that.

I think unfamiliarity with the sewage issue is the biggest thing giving me pause. I wrote asking for clarification... we'll see if he fell off the planet, making it all a moot point anyways. :) --96.46.xxx.xx
