I been doing this for 15 years and always pick up rents in person. it get to be a pain after a while. I will be buying another property and was thinking of having them mail it to me.

Do you give them your home address or a Post Office Box?? You get a lot of "check is in the mail" stories? Thanks!!

I live in a small town. My tenants know where I live, though I'm never the one who tells them. Random strangers know where I live. Small children I've never met know where I live.

I had someone a block away from me fall off the face of the earth and abandon their house with no notice. "Why didn't you call me and let me know?" I asked them. "My phone was broken." "But you didn't even knock on my door and leave a note or say something."

I started off with a PO Box, but after the first lost-in-the-mail story, I shifted to the bank deposit method. If we mail something in-town, it travels to a processing center and then is returned to our post office sometime a day or two later; it doesn't just travel ten feet to my box.

I don't want people to get in the habit of associating "my house" with the presence of "large quantities of cash".

Definitely check into a small, local bank or credit union, and see what you can put together. Avoid BofA, WF, Chase, and possibly Citi, because at least the first three have restrictions on non-depositor accounts. --96.46.xxx.xx

Open an account at one of the big banks that use Zelle pay. Send request for payment each month electronically. You can also open a business account at Bank of America, get the deposit only debit card to give your tenants, that can pay cash at BOA atm. --166.137.xxx.xx

(Great explanation Homer! I will be looking into that.) My bank (which I like) can't even imagine how a tenant could come in and pay...weird.

I have ALWAYS used a PO box. I don't pick up rent. Way too time consuming and dangerous. I have also always used a PO box in an effort to protect my children (when they were younger). You don't really need some angry kid of a recently evicted tenant, going after your kid at school, or in the neighborhood. I have also made a point of using a PO box on all of my closing docs and anywhere I think my address will become public knowledge. In a tech savvy world, it's becoming harder and harder.

In person pickups would be a huge waste of time. I would never give a tenant my home address.

I use Chase QuickPay/Zelle and PayPal for ALL rent collections. That's temporary until I find a better method.

My hubby used to collect weekly rents. He loved it and felt it was like collecting Easter eggs. After he died, with a full time job, collecting rents was a nightmare and I male tenant went so far as to complain that he did not feel he owed me rents because he always paid hubby. He tried to make me run for the money by calling late on a Sunday night for a pickup.

I upgraded all units, raised rents, started monthly rents, and got my local bank to start a direct deposit savings account. I make up little payment books with deposit slips for tenants when they move in. Some arrange regular monthly transfers. It has worked well and in 6 years only one tenant tried the "I made the deposit and they lost it."

I love this method. The tellers help my tenants make up a slip if they forget theirs. Small towns! --216.23.xxx.xx
