I just posted an Ad on Zillow for my latest 2/1 vacancy. I will be shooting some interior photos today and adding them later on this afternoon. (I am done with CL).

Anyone care to review my Ad now? Zillow's rent estimate is $700.00,...where did that come from? My rent is $595.00 and I am usually the highest on the block!

Roy, that’s a nice looking house! It’s amazing what $5000 will buy in different parts of the country. I suppose you are looking for negetatives in what we see. While a fenced in yard is nice, it’s a pita to get out and open the gate so you can park in your driveway. I know this because my lot is fully fenced in also. I wouid reccomend adding a solar gate with a remote. That’s what I did, makes life easier. If that isn’t an option, move the fence back so just the back yard is fenced in. --75.141.xxx.xxx

* More pictures. Visual sells! Verbiage bores.

* Video walk thru. Upload to YouTube, paste the link into the Zillow ad.

* The "facts" should be bullet points, if possible, or short phrases. Example. "House has hardwood floors" becomes "hardwood floors" "House has central heat and is all electric" becomes "Central Heat & all electric."

Homer - Everyone in the past who has rented this house has a dog,...all tenants love the fenced-in front and backyard. Hassle opening the gate? That is their problem not mine. Automatic gate opener is for Class B hoods, this is pure Class C my friend. --68.63.xxx.xxx

Roy, I use the Camera App on my Samsung Android phone. Click the red camera button, video starts recording. Push the big black square to stop the video. Literally three buttons to click to take high resolution video.

Got my phone for less than $200. It's a Samsung J3, not a "Galaxy" phone, but has many of the same features. Just not quite as "flashy." It's a solid, basic, easy to use, economical smart phone. Our carrier is Republic Wireless. $15 a month per line for unlimited talk, text, and free WiFi data, plus we pay $5 per gigabyte of wireless data...pay as you need it. No contract. Cancel any time. No hidden fees, taxes, or surcharges. My wife and I usually pay $40 per month for two phones combined.

At home, I plug the phone into my PC using a USB cable. My phone shows up as another "drive" (like the C: drive). I can pull files off it and upload to YouTube. Or you can even directly upload to YouTube from your phone.

Keep the fence. Haven't looked but I have to get out of my car to open a fence if I shut it. But it keeps out pit bulls and unwanted folks, deer etc.

Someone three doors down just got a pitbull and it attacked a disabled man walking two little dogs. Put the little dog in the hospital for stitches. Happened on my sidewalk. Good thing I didn't know as I might have intervened and done something rash had I seen that. I need that fence because if that thing gets out again it won't be biting me while I am filling bird feeders. My little dogs don't go beyond the enclosed porch so I was a lot of pp pads but they don't get attacked by anything. --73.33.xxx.xxx

I have the only house on the block with a fenced-in front yard. It came with the house when I bought it 10 years ago. Most tenants who have dogs, just park their cars on the street curb and leave the gate closed. My first tenant had 6 cars (mostly junkers) and he rented the house just to so he could park all of his cars in the backyard. People rent this house for kinds of different reasons.

Sisco - I will remove the income min. requirements. I was just trying to screen out the less than 3X crowd.

I include income requirements but I use the 4X rent rather than a number.

To create a virtual tour use the Zillow Rental Manager app. on your smartphone available in the Android/Apple app store. Download the app. You'll have to login to the app using your Zillow account name and password. It will show you the property address or name. Select the address and it will open a new screen. At the top of the screen it will show "take a video" Press that box and it will ask you for permission to access your camera. There will tips on how to the create a good tour. Then record your video.

I agree that bullet points are better. Show the cost app / credit check fees. I would move the dogs allowed higher on the list. 66% of renters have dogs so that is one of the first things they look for.

The Zestimate is calculated on the SF, location and amenities listed compared to similar properties in the same local area. It does not /cannot evaluate quality. I always look at that, Rentometer and MLS. Prospective tenants use that as a guide. You should review the prices for comparable properties on Zillow to make sure you aren't under pricing yourself.

You still need a lot of good pictures even with a VT. Review Zillows recommendations for still pix.

I might open the front gate to make it look more inviting. My problem with front chain link gates is it might make the tenant worry about neighborhood safety. --71.75.xx.xx

No texts is a turnoff. There is a way to receive and reply to texts from your desktop like email. I'll have to ask my helper how she set this up.

If interested we clean/bleach roofs with swimming pool shock, a broom, and a garden hose.

Video: practically any $50 point and shoot digital camera will do this, easily load onto your hard drive, then upload to YouTube. All for free.

I do like the pic of the place.......tie in the features into benefits. For example, hardwood floors in the Dining room for easy clean up of oppps moments.
