So it appears that it may make some sense to start stocking up on items since the latest tax overhaul.

I do have some space where I can store up items, but I am wondering what items.

I currently have a couple of spare HWT, a gas furnace, a frig and lots of facets. Any other ideas?

Paint? LED light bulbs.

If you fix appliances yourself, get one of each and if one goes bad, switch out the appliance and then you can work on the bad one in your shop/garage in your "spare" time.

With faucets, they usually have a lifetime warranty. So if one goes bad, I just make a phone call and the part comes in for free (usually new rubber washers/springs) or an entire faucet. So I do keep 1 extra to swap out so the tenant doesn't have to wait for the parts.

Good idea Tony about the LED lights.

I have been meaning to shift over T-8 to LEDs. Occasionally there is a small grant available via our utility company.

What did you spend money on last year, or the year before?

For us, it was mostly one-time purchases (per unit) like cabinets, flooring. We prefer to let Home Depot store those for us LOL!

Might upgrade some appliances, make some tenants happy, but we don't want to STORE stuff like that. It gets dented or moldy or spider-webby.

We already stock up on LEDs at Costco. Although did you know "experts" are now telling us they are causing us to go blind? It's always something...unintended consequences of Congress forcing "choices" on people without all the facts... --50.82.xxx.xx
