It has been quite cold in MO this year, as most know.
Many on here know that I primarily rent to students. The mostly left around Dec 15 or 16, and started to come back late last week. I've been at a conference in San Diego for the U.
Get an email this morning, about 10:30. No heat. Home is about 40F. This is a duplex. No signs of leaking or frozen pipes. Gas is on. I immediately call the HVAC company I've used for years. Within an hour, they had already been by, diagnosed the problem, and dropped off space heaters. They will be back Monday to repair.
I have two more in my phone, but this was my Go To guy I've used for years. Definitely helps to have relationships!

I used to pay $100/hr to get a service company to come out.. Now, I just drop them off couple electric heater and take care of them myself.. saved me hundreds of dollars if not thousands.. --66.186.xxx.xxx |

Barb,
Great contractors are wonderful! That's why I push the Christmas Luncheon for our vendors and govt offices.
EVERY LL in cold climates should have a supply of small elec heaters to cover such emergencies.
I just bought 16 more.
Considering hiding 2 in the attic of each house so we don't have to deliver them. "No heat? Reach up into your attic and bring down the 2 emergency heaters."

I was actually working on getting the two space heaters I have delivered when she told me my HVAC guy had already been and dropped some off. I keep a cou0le at my place, and my son is still in town and would have fetched them.
If I had been in town, I'd have dropped them off right away. The timing this particular time was rough because I was at a conference and flying home today.
I get the boy in town for just over one more year. Working on my backup plan for when he is gone, but I'm pretty sure I know another LL or two I can partner with if needed while traveling. --172.58.xxx.xx |

I would recommend that every landlord have a list of points of contact in most maintenance concerns for each place that you have. That way, in San Diego you can make the calls that will save you money instead of scrambling.
