So I did a search on a prospect and the screening showed ok for criminal records (Mr. landlord)? However, I came across a record that showed an arrest that was dropped. Do charges that were dropped not show up?

I believe the report will only show convictions or guilty pleas. If charges were dropped then he’s not a convicted criminal, only a previously alleged criminal.

DUI on probation? Shouldn’t this show up?

If he's on probation, then the charges were not dropped.

I'm not saying this is fully legal, but just google the persons name, and check the police blotter in your area, it goes back 3 years by me. Usually I can find if they have misdemeanor or felony arrests. It makes no difference to me if they got the charge reduced, or there wasn't enough evidence to convict beyond a reasonable doubt. If they were swept up in a drug bust, or involved in a murder, they usually are not good paying rent, or holding a job. New York is very restrictive on allowing us to see criminal records. Years ago I used to tell the applicant to get a copy of their arrest record from the local police department. One guy had about 20 arrests, from violation to felony over about 8 years. I did accept him as a tenant in a low end apartment, and made him pay a bigger security deposit.
