Hello,

I typically use income requirement of 3x the rent or close to it as possible with other good factors.

But do you vary your income requirement for larger families say 4 kids and 2 parents vs one parent and one child for example.

I am concerned a family of 6 will have higher expenses than a smaller family- for instance water usage, food, medical expenses and time off work etc.

I appreciate your opinions. --159.53.xxx.xxx

No. That would be a violation of fair housing laws. --172.58.xx.xx

I have 7 kids and I spend less for groceries than many small families I know. Same for clothes. People give us bags of clothes for the kids because they know we'll use the hand me downs. I know we use more water than most but these type of expenses depend on the people's actions, not the size of the family. --173.173.xxx.xx

Raise your income requirement to 3.5 or 4 times the rent amount. I never have problems with those. The closer to the 3x I have the more problems I have.

I use 4x exclusively now based on my experience. --75.89.xx.xxx

I agree with LisaFL. 3x the rent is the minimum but no matter the size of the family I much prefer a higher ratio.

Luckily my places are all so small I don't have to deal with large families. --50.82.xxx.xx

It is perfectly acceptable to raise the standards on a specific unit as long as you implement and apply them in a uniform manner to all applicants --24.101.xxx.xxx

I agree with Lisa. Just because there are more kids does not necessarily mean higher expenses. The one child may be in travel hockey and other expensive activities and get new designer clothes regularly whereas the family with many children are wearing hand me downs and participating only in the local Little League and going to the lake for swimming lessons with rec. YMMV, or actually, the tenants mileage (budget) may vary..... --70.16.xx.xx

Also agree with Lisa. That is really the only way to do it without discriminating. --72.188.xxx.xx
