Just got out of court. Sued by tenant. She broke her lease and moved out 6 months early claiming mold made her so sick that she had to be hospitalized.She brought in a stack of ER and hospital documents and claimed that the doctor diagnosed her with "mold infection". When I asked her to support that diagnosis on any of her documents, she could not. She had the stomach flu!!! I don't have to pay her a dime, and I won a judgement on my counterclaim. Had to share my little victory.

My bad tenant who is now gone tried that mold thing too. The mold tester I hired told her to shut the windows and turn on the AC if outdoor mold makes her sneeze. He said she would not listen but she went quietly thankfully. --73.33.xxx.xxx |

IDENTIFYING THE MOLD OR CHEMICAL. CDC AND OTHER PUBLICATIONS.
THIS IS ONE OF THE MOST EXPENSIVE PARTS. YOU CAN NOT USE A HARDWARE STORE TEST OR EVEN THE SIMPLE TEST RUN BY MOST MOLD REMEDIATION COMPANIES.
THEY ARE NOT RELIABLE OR DETAILED USUALLY.
AT BEST THESE TESTS IDENTIFY MOLD BY GENUS. YOU NEED TO GO DOWN TO THE SPECIES BECAUSE EACH GENUS HAS HUNDREDS OF SPECIES, MOST OF WHICH ARE NOT TOXIC. SOME FEW SPECIES OF PENNICILLIUM ARE DANGEROUS, BUT THAT OTHER SPECIES WERE USED TO MAKE THE VITAMIN C TABLET YOU TOOK.
WHERE IT COMES FROM:
YOU ARE GOING TO HAVE TO TEST THE OTHER PLACES YOU AND YOUR CHILDREN FREQUENT---SCHOOL, CHURCH, DAY CARE, YOUR CAR, YOUR MOTHER'S HOUSE, THEIR FRIENDS' HOMES. ALL THESE AND MORE ARE JUST AS LIKELY TO BE A PLACE ONE MAY BE EXPOSED, BESIDE THE HOME.

Look here for a mold release form, I have scanned it and one of the most important phrases is -since there is no EPA standard for mold- the tenant is responsible for cleaning the interior, in OH tenant law that is also the 1st line under tenant responsibility - they work together.
