Just took over a new apartment building, now experiencing trash problem with people from outside of the apartment dump trash in the apartment's trash bin and near the trash bin. Also some tenants just have little kids throw their trash and it ends up around trash bin, not in it. Some tenants look like they don't care about the property, but it's hard to identify who is actually throwing the trash. Any recommendations? --50.49.xxx.xx

How far are you willing to go to stop the problem?

Security cameras? Fence it in? Aggressive court action against trespassers and dumpers? Bounty for residents who catch and prove that others are dumoing?

At the risk of sounding like PollyAnna, we also have an "unsecured" dumpster at our apartment. The problem of trash around the dumpster corrected itself when we upgraded the exterior and landscaping of the building. It seemed like the tenants started taking pride in their building when we made some improvements. We also "took out the trash" -- tenant-wise.

We still deal with outsiders dumping their trash in our dumpster,especially after Christmas. Luckily we live in Idaho -- home of FREE dumps, so sometimes we have to pull trash bags out of the dumpster and do a quick run to the transfer station. --98.146.xxx.xx

Send out a notice to each tenant and tell them what you are finding. Tell them how to put garbage in the trash bin. Tell them you will be getting a security camera to identify the problem people and the outsiders. Ask for their help to identify the neighbors who are using the receptacle. You might mention that trash fees might have to be applied or raised if the tenants don't get this right.

Thank them for their help with this situation. Put your cell phone and email on the notice and wait for replies if any as to who is messing up. Get a fake camera on Ebay that is battery driven and has a red light that detects motion. It's about twenty bucks.

I have two millennial fellows who found it too difficult to put garbage out through three inches of snow this past Monday and now every can is full. I can't move them. Three will be notices if it happens again. --73.33.xxx.xxx

Have a enclosure around the trash bin where this a avoids a lot of trash being put around the bin by people not living in the residential complex. If the trash bin is hidden from view from the road then amount of trash goes down. Some jurisdictions have recycling where recycling bins are put in front of the trash bins. It may also to change the tenancy by increasing rents then over time the trashy people move out. --147.194.xxx.xxx
