I have a fellow LL friend who doesn't personally run credit reports on his tenants, therefore, he does not charge an application fee.
What he does is, he has the tenant run their own report and bring it to him.
Is there a difference on reports? I know you can run a free check, but that is not a detailed report. He wants detailed reports.
Is it best to run the check yourself? I was considering using the service on this site. I see there are several options. The one for $25 looks like the best choice. Do many of you use this service?

The report the tenant runs is the same Credit report, but it will not include: criminal search, eviction and judgement search . Moreover, the tenant can doctor their report. --12.156.xxx.xx |

Yes, thought that might be a problem. I have had a friend in the past use her service at her RE company to do reports for me and they were very detailed. I want to do this myself now and the services here looked pretty detailed. --32.215.xxx.xxx |

Let me send him a few of the homeade reports I have gotten, it is legal cause the numbers did not match the people who submit them to me, or have him go to the computer room at the library and ask someone to create a credit report - he might be awakened... --76.188.xxx.xx |

Well, that is his problem I understand. Also, if someone is from out of state, do they send you a check in advance so you can run the report?

If this is a true friend that you care about, then point our the error and how incredibly expensive a bad tenant can be.
If this is more of an acquaintance, keep tabs because this person will soon be a very motivated seller that you may be able to profit from.

The reports on this site come back within seconds. However, you will need to go through a sign-up process to use the service. This can take several days to complete and I believe there is a fee associated with it. Poople can get very creative with a fax machine and some of the publishing software and hand you a fraudulent credit report. Do you own. I do my own but don't charge for it. I screen strongly and the person whose credit I check is likely the winning applicant anyway. This last time I did four because the one tenant's job was professional but he failed the credit check. Second group was good but I found out personal information. Third couple had great credit and I took them. --73.33.xxx.xxx |

Over HALF of my Applicants who bring their own Credit Reports are FAKE! For a fee, online a person can create a fake credit report for around $50. I always will run my own credit report, it's up to date and accurate. I also run a second credit report with all other type of information:
TransUnion and Experian Credit Report
Nation wide Eviction Report
Sex Offender, Terrorist, Most Wanted Criminal
Instant Nation Wide Criminal Search
Social Security Number Trace
TeleCheck
I also check on their current and previous employers. Current and two previous landlords.
I also check out their education assertions.
One Female applicant put down, "School Teacher". I check her out and found that to be incomplete. She was a Scientist from JPL and worked for NASA. She had a double masters degree and a PhD. When NASA did some major layoffs, she had a choice:
1) Fly into space using a space craft built by the lowest bidder
or
2) Become a school teacher and risk paper cuts....

When I signed up it was a quick inspection looking for password protected computer, shredder, locking file cabinet, etc. I use this service with every vacancy and occasionally am surprised at what I find and thankful it has helped me dodge some potential bad situations. --107.77.xx.xx |
