I just contacted part of mrlandlord service for debt reporting service and I wanted a debt reporting service only I do not want the collections pursued.... They told me they no longer have that option.. What do you recommend or do you know of other service outside of mrlandlord that do not do the collections pursued? I'm curious cl. What do you have to lose by letting the debt reporting service go the extra step and attempt to collect the past due money for you? Even if they are attempting to collect, you still have the option of trying the collect the money owed on your own if you wish. --72.214.xx.x |

What does the collection business makes money off of just debt reporting service? What are you willing to pay for debt reporting?
These companies are in business to take a portion of the debt as their payment for their work.

Then you have few options. There were several posts on this ever since the credit reporting agencies are excluding judgements that do not include specific identifying info.
If you want to have current tenants payment history recorded, both good and not good) the there are some pay master svs that work with Equifax on this. If all you want is to make certain a money judgement against a former tenant shows up on their credit report then you need to use a collection agency.
I could be wrong but from what I've read and been told by some of these companies is the only way collections agencies can post debt is if they are retained to collect a debt (or own the debt outright). Conversely I don't think they can begin collections without first reporting it to the credit bureaus.
I guess for those who live in states where wage garnishment is an option you you could always try that.

If you want a collection agency to report your debt, try paying them. I would expect that, for the price of reporting & collecting, that they would be willing to forget the collecting part.

NC investor, Thanks. mrlandlord used to have the option if the owner do not want to roll over to collection but they told me today they dont have that option anymore. I plan to pay just to put info there and let it sit there so that all other landlords can see it and be warned. I just want to help other landlords. I am being nice by helping other landlords to watch out for that tenant. If I ever find that kind of option I needed. cl, I am not sure what this option does, most judgements are picked up automatically by the credit agencies so what we check on a tenant it would show evicted in somewhere Indiana and a 234 bux judgement is unpaid, when I find this (and I find many) I ask them to clear this up so the manager/owner will have it cleared off the court website, many think the judgement is nothing and so they acquire several without a care, then possibly hire a credit clearing company to do something but all they do is stall for awhile and let a few go away after 7 years has elapsed then tell the client - hey you have to only pay 5 more and you are all cleared - we did what we could... --76.188.xxx.xx |

The problem is that we will be seeing fewer, if any, judgements due to a lawsuit that resulted in 31 states agreeing not to allow judgements to be included on credit reports unless they include SS#, DOB, name and address which most do not.

Just because you report it does not mean the agency will be able to collect anything.
But I'm confused...you want to "punish" the res with a bad mark on their credit report but not collect the honest money owed to you. Collecting the money will help them learn to honor their commitments. Dropping it rewards bad behavior and teaches them to stiff the next LL.
A mark on their CR will not teach them anything, in fact they will probably never know it's there. How many res actually look at their report. And most LLs don't use CRs, just the smart ones.
