I have a single family home, one bathroom. At night after a bath the tenant states as the water drains it makes a hissy noise. She record the noise for me to hear. It indeed sounds like air and hissing.
Check the toliet, doesnt' seem to be any problems. clean out stuff out of the vanity p-trap. Had the basement line snaked to the street.
Seems to went away for a few weeks, not it's back, but not as bad. Any thoughts as to where else to look?

i went there in the afternoon, filled the tub and it did not do it... did some google searches and try a few things that I could.

Within the last 6 months I think someone here posted a similar problem.
I think it turned out to be a partially clogged vent pipe.
Perhaps try snaking the vent pipes on the roof.
I would expect the sound to be more of a gurling sound, not hissing which would make me think of compressed air escaping. --65.94.xxx.xxx |

The vent has some leaves or a bird stuck in it, toilet does not use a vent, nor do most kitchens - the flat bottom sinks don't need this according to plumbing code but if you want to add an -air admittance valve- a flat sink will drain speedy like a conical sink. --76.188.xxx.xx |

...find that pet snake and remove it!!!
Do you have access to the tub drain? From the back of the tub or from the ceiling under the tub. That's if it not on a slab. Check the tub P-trap there may be a problem with something dropped in it and is stuck. Of course clear the air vent on the roof.
