State Specific Question About: MISSOURI (MO)
My previous tenants moved out 3 weeks ago, the property was prepared for new tenants which are moving in next week. How do I find the previous tenants to give them the itemization of the security deposit? Certified mail....will the new tenants know to return it to the postman. --75.140.xx.xx |

Just put a stamp on it and take a photo of the envelope. If they didn't leave a forwarding address with you, send it to the last known address, the one they rented from you.
Write on the envelope "Please Forward".
Make sure return address is on the envelope. If they didn't leave a forwarding address, USPS should return it. If they do, file it with the yellow sticker on it that says no forwarding address.
I've got a few of those in my files. After about 5 years, I pitch them, making sure it is scanned in.
If your check doesn't clear (if a refund) and you didn't get it back, email them and ask. If they owe you make sure you give them a deadline to pay, and follow up via email if they dont. --64.251.xxx.xxx |

Send your old tenants a text, "I need your forwarding address for the security deposit."
They will think they are getting something back and send it. Unless they trashed the place or left owing rent, then you will never hear from them again. --173.22.xx.xx |

Here is a time to use USPS cert mail (the green card) to the last known address (where they vacated, your unit) and when the envelope comes back in about a month Do Not Open It, just drop into the former tenant file in the event they want to take you to court you will have proof you did the return in a timely manner when you produce the unopened letter for the judge to examine. --76.188.xxx.xx |
