Got a call from one of my tenants yesterday. He was complaining that it wasn't hot enough in his apartment. I swing by and walk in the door and it is like a sauna in there. The thermostat was set for 82 and the temp in the unit was 77. He is walking around in a t-shirt complaining about drafts here and there. I do have a large picture window in each unit that is single pane and needs to be replaced but I can't find hardly any cooler areas except right up against that window and the bathroom. I told him that I run my house at 66 so I'm not sure what to tell him other than to wear more clothes in the winter time. They pay for their own utilities so it will be interesting to see what his bill will be.

A comfortable temperature is highly subjective which anyone who has ever lived with a woman during menopause knows well. She needs to walk around half naked to be comfortable while the rest of us need a horse blanket to stay warm.

Not sure sauna is the best word... The humidity in my current vacant house is 25% and thats with the temp at 62. Can't imagine how dry it would be in winter with heat at 77 --12.156.xxx.xx

Draft can give really cold sensation.

We use to have some kind of shrinking plastic over a window during winter time. It is sold in Home Depot or any other store. Kit included plastic and a double tape.

With a light drapes over the window it is not too noticeable. This will stop a draft and act as a double pane. --70.214.xxx.xxx

If the tenant is paying for the heat along with control of thermostat then it is up to the tenant to set the temperature to conform to the building code. If then the tenant wants to upgrade the window to a double or triple pane with low E argon gas then amortize the cost for 3 to 5 years then ask if want pay more per month. A single pane glass has a rating of R 1 where the R rating goes up for different types of windows. It is not a matter of a upgrade but who is going to pay for it. --174.93.xx.xx

I am amazed at how hot some people keep their places, I find anything over 70 uncomfortable.

My furnaces will roast my places if my tenants want them to. My uncle had the t stat on a third floor unit short out over the weekend once, furnace ran from Friday to Monday morning. The blinds on the 3rd floor actually sagged from the heat, interior temp was north of 100! --24.45.xxx.xx

My wife and I keep our house at 68 degrees in the wintertime. We set our tenant's thermostats at 72 degrees at a top-limit... as we pay for their utilities. Tenants always find a way to raise the temp in the apartment if they feel the need. These tenants will be the ones that will be evicted. Later............Radar --184.18.xx.xx

Reminds me of the advice my Dad gave me - before you buy a house in winter walk around inside in your underwear so you can feel the hot or cold spots!

He also said to walk the floors and stairs with your eyes closed to test for unevenness.

I hope your guy had on more than just a t-shirt!
