Short-term: send her a bill for the repair and evict if she refuses to pay, or just evict. It's very dangerous to use a stove like this as it can overheat the circuit and cause a fire that will destroy your house and possibly injure or kill your tenant. I think you want this person gone ASAP regardless of whether or not she pays for damages like this. If you stop her doing this, she'll do something else like use a kerosene or propane "heat cannon" indoors and torch the place.

Long-term: you need to ask why is this happening? Is the heat system in the home insufficient so tenants are using the stove as a supplement, or did the tenant get her gas turned off, etc? Find out what the real problem is. Using the stove for heat is merely a symptom that will carry over from tenant to tenant until you identify the root cause and solve it. --173.19.xx.xxx

"This is your official notice" you are living in an unsafe condition using the electric stove top or oven for heating the home/apt.

You will have 7 days to reconnect services for proper heating of the home/apt. Should this not be done your lease will be terminated immediately.

If you gave her a warning, replace it with an induction cooktop. Induction requires special pots/pans, but it heats instantly by magnets and remains cool to the touch when on. That will eliminate that problem. There's no heating benefit from it whatsoever unless she boils water all day. --108.69.xxx.xxx

This is a common problem I have with low income tenants. They don't know better. So in my lease it states that if a tenant abuses a provided appliance, such as a Stove, Refrigerator, Washer/Dryer, Microwave Oven, Ceiling Fan or Air Conditioner -- then the cost of repair will be deducted from the deposit. If the appliance was broken and can't be fixed, then the tenant will get a "USED" replacement appliance.. --47.156.xx.xx

Remove tenant asap. Tenants that do this will not stop no matter what you say. They don't have enough money to pay their bill. They don't care what you say or about your rules. They only care about what They want!

They use electric because there are laws that prevent electric company from shutting off in the winter. I'm the spring when electric is shut off they will break the lease and likely not pay you and sure will not pay the electric company. if you are lucky they won't burn down your house. If you tell them to get help paying the bill, they will not do it. Rather, they will give you an excuse. The real reason is the help agencies know they are scammers, have dealt with them in the past and know they are only going to keep it up. Most agencies will only pay their bills once or twice a year and also have money limits. They have likely exceeded all limits and times. Habitual non payers. It's just so much easier for them to not pay. Let the rich landlord and utility companies take the loss.

Put some kind of heater in the house for heaven's sake before she gets sick or burns your investment down. Electric baseboard is not that expensive unless your wiring is as crappy as the fact that you don't have a heater for someone to use. --73.33.xxx.xxx

Since you didn't specifically say it was due to the gas being turned off I suggest you have the system checked. Perhaps she thinks that is cheaper than running the heat at a comfortable temperature.

You need to ask why but no matter what her answer is you definitely need to impress on her the danger. If that doesn't stop then you need to get her out. Your liability exposure is huge.

Common problem. We bought a triplex in 2004 with an existing tenant. Landlord paid gas and water and she paid electric. No Lease. We gave 60 days notice and placed individual electric heat in each unit getting rid of massive old gas furnace. We then found her using the gas stove to heat the house, so we moved to stove to another unit and gave her a new electric stove and electric dryer. Ha --152.131.x.xxx
