I have a tenant vacating a unit in the near future and want to have the unit inspected for lead paint. I don’t believe there is lead paint in the unit, as the windows, trim, baseboards, doors and frames have all been replaced. I’m doing this as a preventative measure to avoid future liability. I’ve never been through this process before and would appreciate any tips. Has anyone used an inspector that they would recommend? Should I do any of my own testing prior to paying a professional? Does Massachusetts offer any financial incentives/grants to assist with lead inspections? Any and all info on the topic is appreciated. --24.147.xx.xxx

Johnny Be Good,don't know if testing is mandatory or not in your area, if it is, it would normally be done by a city inspector,in that case it shouldn't cost you anything.If you rent to people with children over age six,then you shouldn't have to worry much.children under six years old, should be tested for a problem of lead in their system, you don't want someone coming into your place with lead in their system and then blaming you...charlie....................................................................... --174.199.xx.xx

What do you hope to gain by having this united tested?

I don't know of any programs that help pay for the actual testing. There are various programs that help pay for the cost of making the property comply with the lead laws. IMO most of these programs have too many strings attached to be of any real benefit to the average LL.

If this is a multi family in addition to the actual unit, all of the exterior as well as all of the common areas would have to be in compliance to get a certificate.

I used a guy based in NJ who has a hand held xray scanner that tests right through the layers of lead and gives a printout of any quantity of lead detected. He charged $250 per unit but that probably runs more now. He sent me professional looking printouts and I just actually used one of them with my two new tenants who picked up keys and signed the lease tonight. Thank you all for the feedback. In terms of why I’m interested in doing the test and what I hope to gain is I want to ensure there aren’t any areas of lead paint that I haven’t considered. The unit is in an area that attracts families with kids, so I want to reduce my future liability with respect to lead poisoning. It’s not a section 8 unit, so I’m not concerned with that, my motivation is taking steps to identify and remove any hazards to mitigate future potential liability. Maybe there is a better route im not considering? The unit is in a multi unit building, so I understand about the exterior and common areas. Exterior is vinyl sided, so shouldn’t be any issues there. For the Interior common areas, i’m not sure what will be found. --24.147.xx.xxx

Here you can get an Inspector to come out for $250. who will use a gun. I had two tested today. Turns out that a home which has been swipe tested for years has no lead in it whatsoever.

This means I've been paying for these inspections as required by law for years and years. The test results were simply a pass. It is a money grab.

Begin calling around for price quotes. Don't expect any programs to pay for any help because these people all are involved with the profiteering.

If any lead is found by a licensed inspector part of the report goes to the state flagging the property. At this point an owner would only be allowed to do limited lead remediation.

The reports Mel did for me were several pages long per unit plus a few more for the common areas. I accompanied him during my tests & learned a lot about what to do before having any testing done.

Johnny B, Mel has been a speaker at Mike Hurney's LL group. It would be worth giving Mel a call & discuss your plans before you get any official report.

As Steve(MA) said, even if you are certain that your unit does not contain lead, the exterior also must pass.

A VERY common area overlooked by owners are the window frames for basement windows. They frequently haven't been painted/replaced in ages and may test positive on lead paint tests.
