The biggest response I get from advertising is on the FB marketplace. It gets in front of a lot of people, so I continue to do it. Here lately, I've had a couple people ask me if the rent was negotiable in the comment section. I really want to respond and say "Yes, it sure is! How much more would you like to pay?" I refrain because I don't want to look like a total smart donkey (although my friends know I am ;) ). Others are asking for move in specials. One guy hung up on me the other day because I told him we weren't currently doing any.

Are we really at that place now? I know things like car prices used to be negotiable, but even that's going away. I don't believe I've ever heard of rent being that way, so not sure why it is now. So far, I've just ignored it. Really not sure what to say on those now that it's coming up more. --98.175.xxx.xxx

There are tenant sites online that tell tenants to always negotiate the rent. I'm surprised that it isn't done all the time.

Why not just set the rent higher and let them beat you down a little? a

I'm always running a special...move in for deposit plus 2 week's rent.

People want to fell like they are getting a deal. Wise marketers know how to "give" someone a "deal" while increasing their bottom line.

Imagine this...

Prospect: "Are you offering any rent specials?"

Me: "You're in luck! This month we have a special where you can move in for just the deposit and 2 weeks rent, saving you $X off the normal move in rate! We don't expect the unit to last long at this special rate, so how soon do you want to move in?"

See how that works? Deflect their insistence on paying LESS by offering them a way to pay you MORE (bi-weekly half payments net you 1 extra month's rent per year) but at the same time offer them a DEAL that they get to move in for LESS out of pocket, then immediately follow up with the "closer" question that moves them away from negotiating a lower overall rate and get them to thinking about how quickly to take advantage of this AWESOME DEAL! --173.19.xx.xxx

Same thing occurring here too Doogie ... and I almost DID respond with that on the phone (sure the rent is negotiable, we'll gladly charge more). I didn't though for the same reason as you stated (no smart donkey here).

With that being said - I do like the suggestion and have done it in the sense of raising the rent to a higher amount and then after talking with them sometimes I will lower it to the amount I really wanted in the first place. --209.217.xxx.xx

I would never reduce the rent just because someone asks for it. However, if the applicant had an outstanding credit score, a history on-time rental payments, raving reviews from previous LL's,...I may give a rent discount in these rare situations. With Class C applicants, these are few and far between though. My advertised rents are already above market, so a reduction down to market would not be a big deal from me.

A lot depends on the vacancy rate along with the market rent where you are. How does condition of the rental unit compare with other rental units. In province of Ontario rental housing providers never reduce rent on vacant rental units where once you accept lower rent then the rent control system forces to stay at a lower rent forever. In future there has to funds available for major repairs along with replacing components of the building that wear out over time. Maybe you can meet them in middle if possible if the rent reduction is not large. --74.220.xxx.xx
