I want to have the kitchen cabinets replaced (in my personal home), and most of the flooring in the house replaced as well.
I'm not sure if it's worth paying the markup to use a general contractor to coordinate this so that it gets done right, or hire separate people to do the floor and cabinets?
(The existing kitchen tile goes underneath the cabinets, so someone would need to demo the cabinets, then the floors would be put in, then the new cabinets last)

Since you wouldn't need a permit (or I wouldn't up here) I would sub it out myself. 1)Floor guy that impressed me with professionalism and with a reasonable quote.Or the floor guy that works for the tile store, etc... 2) On to the Cabinet shops. Every GC I have watched from afar or interacted with is just added costs with almost no benefit. Do it yourself, take a few extra weeks to make sure it's right and save some money. The GC has an interest in completing the overall project. He isn't going to inform you that something is done right. He is going to make it look right even if it isn't. --74.83.xx.xx |

Thanks, I won't use the GC then...I'm trying to save money on this. It seems fairly straightforward, I'm not changing the footprint. I've had tile installed several times at rentals so I'm familiar with that...just the cabinets is new to me.

Have a stiff no complete clause and days with penalties clause.
For work you've never seen done youtube it first. several ones so you have an idea what end is up?

A GC can call some folks and get them to show up or they get no more work. Sometimes I would be the GC myself if I knew I could get all the folks I needed without a problem. At this time I would not have anyone to demo the cabinets and then go away so I could get the floor guys. I actually need to do all this for my house somehow. I am a licensed General Contractor, licensed plumbing contractor, etc and do kitchen all of the time. When I try to help out my friends, they think just because they are a landlord and remodeled a rental before -- that they know everything. MISTAKES can be made by anyone, costing the home owner a bundle.
For example, by best friend has a daughter and son that he helped them both buy homes. The daughter listened to me and had only 6 days without a kitchen. The son on the other hand was without a kitchen for 5 months because he didn't take advice will.
Measuring out and making a good improved layout is most important. One wrong measurement can bring a project to a screeching halt.
Getting the cabinets delivered and checked out before you demo the old kitchen is important because 1 out of 10 women that have their kitchens remodeled have nervous breakdown.
Before the cabinets get delivered I remove the old back splash and run the new rough plumbing and electrical, then patching up the walls. No dust using special equipment with HEAP vacuums. Then it's ready for things to be removed and replaced with minimal side stepping.....
A good GC will know how to expedite and so things most cost effective. Good luck. --47.156.xx.xx |

I would be sure to add a time 2 finish in any contractor agreement - cost per day penalty till complete, the highway contractors took this idea from me, I had it in my moonlighting agreements in the early 90's when I worked at co-workers homes doing moonlight services. --76.188.xxx.xx |

Ed has some pretty solid advice that all should take heed to. As a LL you should have a list of specialty contractors at the ready for the next time your rental has an issue. Get that list ready and make the calls with these folks BEFORE you need them........you are given a golden opportunity to see how these folks work.
