Hi All, Notice to enter, Do I need to post it on the door? Proof of mailing? Certify mail? The tenant doesn't respond to any text, call and mail. I need to do some repair.

My lease and state law allow me to give notice by email, text, mail, or posted on door. If I text them to ask when works and they ignore it, I text them with a time I will be there. If they have a conflict, they will usually text back to reschedule. Otherwise, I show up at the time I told them and take care of whatever needs to be done.
If I got there and there were kids, but no parents there, I might leave and reschedule.

Stop asking. Tell them when. What does your lease say? For a difficult tenant i would use all means of communication... Not on bright paper that i post and take a picture with my camera, by text, and my mail with proof of mailing form3817 which is different than certified mail which cost lots more money. State the date, a time frame like between 9 and 3pm. And your contact name and phone.
If the kids are in my way... I'd ask them to help me... By being quiet and staying out of my way. Id most likely show up with my tools and a box of Animal crackers or cookies.. Post an eviction notice on the front door. You have ignored my communications text, call and mail I need to access the unit for repairs. Due to breach of lease this is 30 day notice to remove yourself for the unit and let me know when you want to do the final walk through and return the keys. --99.56.xx.xx |

PA is not extremely detailed on specifying how to notify or how much time to give. Reasonable notice could be 1 day for high priority fix or 3 days for a minor fix. Work to occur during reasonable daylight hours. Stop asking when and just dictate you will be there on XX day approximately XX time. Email, phone message, text, mailed letter or posted notice are all generally accepted methods of communication. --72.95.xxx.xx |
