29. NOTICE OF VIOLATION
If Tenant violates (breaks) this Lease by failing to pay
rent or other charges to Landlord in full on time, then
Landlord must give Tenant a five (5) day NOTICE TO
QUIT (also called an EVICTION NOTICE) before taking
legal action against Tenant. The NOTICE must be given
to Tenant personally, or it can be posted on the Rental
Unit, or it can be served as otherwise allowed by law. The
NOTICE means that if the rent and all other amounts due
are not paid in full within five (5) days, then Landlord can
file a complaint against Tenant in court to: (1) collect the
unpaid rent and all other amounts due; and/or (2) remove
Tenant, Tenant¼s family and guests from the Rental Unit.
If Tenant pays the full amount due within the five (5) days,
then Landlord cannot file the complaint.
If Tenant, Tenant¼s family or guests violate (break) this
Lease in any other way, Tenant gives up the right to
receive a NOTICE TO QUIT (EVICTION NOTICE). This
means that Landlord can file a complaint against Tenant
in court to remove Tenant, Tenant¼s family and guests
without first telling the Tenant.
