The trick on Craigslist is to edit your add or update it every couple of days to keep your add at the top of the rentals list. The newest add is at the top of the list. As the add ages, it falls to the bottom of the list. So by editing it, it keeps it at the top.
Are there any keys or tricks for zillow? What are the differences in paying for a zillow rental listing or using a free listing?
The first couple of days I was getting three or four hits a day. The last three days, I havent got any.

Just an observation about Zillow- if your rent price is above the Zillow estimate for the area, that might spell trouble. I haven't used Zillow yet, but it's becoming more popular in my area, so I've been watching it.

I don't know the algorithms that Zillow uses to determine placement of the results of a search, but I do know that once you conduct a search, Zillow will follow up with emails later. Often I search my competition, so I see my own rentals in these emails. Seems like they choose the most "popular" 5 or so (i.e. most clicks). So maybe ask all your friends to visit and click on your ads?
As least on Zillow the ad can only be posted once instead of the rampant over-posting I see on Craigslist. I stopped using them about a year ago because the qualify of leads kept going down and they also started slowing down, and finally I got sick of having to re-post every couple of days to keep from getting buried at the bottom. --173.19.xx.xxx |

I have two tips. The first is to consider very carefully which picture you put in first. Zillow says that a good picture of a nice living room or a nice kitchen easily gets more attention than a ho-hum exterior shot, so consider what putting your best foot forward looks like. Your first picture is the only one that shows up in the summary of all listings and then it's the largest picture on your listing page. Also, choose the next five pictures as your next best, because the first 6 show up on a desktop view without scrolling. First impressions matter!
My other tip is to do your pricing research before you list. Look at what else is in your area. If you can justify a price higher than your 'competition', be sure to highlight why with your pictures and description. A renter is going to see # of bedrooms, baths, and square footage and be able to compare those things between properties quickly. Don't let them conclude you're overpriced - tell them and show them why you're better as soon as they lay eyes on your listing. This info will change over time as your competition changes, so keep your listing competitive and appealing.
And one more thing - Zillow says that re-posting does not change the order your property shows up in - once you've posted, they use that as your posting date for months. So if you're tempted to post early, just to see it live, hold off until you're really ready to start talking to prospects. They do let you do a listing preview without going live. --67.172.xxx.xxx |

As far as paying for Zillow, that's not even an option here in Virginia - listings are free unless you're a 50+ unit complex. I guess in some areas (Manhattan?) you can purchase a paid listing, but not for most of us, as far as I know. --67.172.xxx.xxx |

Oh yeah, one more: don't use a portrait-oriented photo for your first photo. Zillow will crop the middle out, make it landscape-oriented, and use in the summary of listings and it will probably look ridiculous. Look at Zillow to see what I mean - around here, we end up with a bunch of townhouse listings whose main photo got cropped down to a single window. --67.172.xxx.xxx |

It looks like Zillow sorts by date posted, but I think a lot of people use the map more for their searches. They do track your original posting date, so I don't think you can "trick" they system to get your ad to sort back to the top. I do see some apartment complex listings in my area that say "updated today".
I don't know what was updated, but maybe price. I see one in my area listed as "sponsored" it doesn't link to a Zillow listing, just to the complexes website.
I think you will get more when you first list because Zillow sends out emails to people who have been searching in your area letting them know about new listings. So, you get people who have been searching for a few weeks responding to your ad in the first few days, but after that, you only get the people that search each day contacting you. --73.102.xxx.xx |

I use a service that sends our ads to 100 different sites but Zillow and to some degree Trulia, which is owned by Zillow, represents over 95% of our responses. One of the reasons I prefer the service is that all calls are sent through an 800 number rather than my direct line and our email is not displayed.
I post our listings on Thursday evenings to ensure they are at the top of the list for Friday through Sunday since that is when the vast majority of people are looking. We do receive responses as much as two weeks after the ad is posted but the property is generally under contract by day 3 so they receive an automatic response thanking them for their interest.
Since Zillow was originally used for home sales they follow the same guidelines with rentals as they do for sales.
It used to be that when a property listing stayed on the MLS for too long it was considered a stale listing which became a negative. Agents would remove the listing for a week so that when they re-listed on MLS it would appear as a new listing. MLS outlawed that several years ago citing misrepresentation. Now relisting within 6 months of the original listing will continue to show the original date.
If you edit the existing ad it will still show the original listing date but I'm not sure how many people actually look at that since it hidden the normal information or if it even matters. However, if there is a price drop that will show up in the bottom section that is only available if someone expands the listing view.
What is important is the location, the pictures and written description and of course if it is priced competitively.
If there is one recommendation I would make it that prior to listing your property you need to look at the competition. Review the properties currently listed in the same area as yours. Compare based on the location, size, amenities, property condition and of course price. If some properties are not moving quickly try to figure out why. You may be surprised that price is generally not the primary or even secondary reason it is not renting.

Does editing or updating the ad really bump the ad back on top on Craigslist and Zillow?
I see the apartment complexes flood Zillow with their rentals, which they did and helped make Craigslist useless back in the day.
But, I assume the reason those rentals from the big complexes are always on top and updated is because they have so many, many units that they are always adding an available unit to Zillow which bumps up their listing. --172.112.xxx.xx |
