Do you have experienced how to hire a decent attorney?

especially, we can not get any referral of his legal service from others.

The male tenant is getting out of hand. Yes, the maintenance is cancelled because they do not want to move the dogs. The truth is no doggie daycare wants to take the dogs, because they are dangerous breeds.

Although I never evict a tenant, I was told the moment the tenant has such a evict record, they will not be able to lease another place.

But, then, I have no intention for the tenant constantly demeaning and defamation. I do not know where did he get such false accusations.

Please let me know. I do not want to pay a lawyer who did not know how to take care my case. I had one lousy experience in 3/2014 already.

Go observe in your local eviction court. There will be one or two attorneys handling a number of cases -- these will be the attorneys in your county that specialize in evictions. Ask him for his/her card out in the courthouse hallway. Call the attorney's office and make an appointment.

You might also call your county bar association and ask for a referral. Make sure you explain you want an attorney who represents landlords. --98.146.xxx.xx

Try to avoid calling the ambulance chasers who advertise on TV and billboards,...they tend to be the worse ones. A good attorney usually does not have to advertise,..they get the majority of their business from referrals which come from happy clients.

You are wise to do your homework. At some point not choosing one will be more hurtful than choosing one! You can always choose another Attorney... And soon you can choose another tenant! Start. Just start by calling and talking on the phone. You'll soon feel comfortable enough with one to get the ball rolling. Take notes while on the phone. Avoid saying statements of what you assume like Nichole pointed out. Make a time line of events and dates as move in, lease terms, people and pets. Just the facts. Have this in front of you when u start calling. Some may not be in the office when u call, they should call u back... Note that by date and times and keep this journal by the phone with your notes. One lawyer will stand out... One you will connect with. Ask for cost and fees and how long. Careful to recognize if the lawyer us adding drama to the story or scare tactics. You want one who is fact oriented. If they insert comments to scare you or add fear they are preying upon your checkbook. Be poor and simple minded. Flat rate is good if you can get them to agree to a flat rate. It's mainly just paperwork and a process. You'll do fine... Just pickup the phone and starting. You don't have to hire the first one... I suggest as Rathdrumgal did, an eviction atty is like no other, visit housing court to select one, you will see a few who do not understand housing - they file motions for discovery and a lot of stuff - those are the rich ones who charge hourly and every extension they prolly get another 150 or more, get someone who can do a flat-fee eviction service - they file fast and understand our client is not in jail but they are clogging up our business and we need service pronto, the flat fee teams have all the resources on boiler plate documents your court is familiar with - this way they are to the bench over and over again, not getting extensions cause they have a traffic case around the corner or across town somewhere - they are familiar with the courts choices and the judges lingo to get your tenant quickly an ex-tenant. --76.188.xxx.xx

Some characteristics of a good, local, competent, land lord / tenant attorney:

1) Been practicing for at least 5 years in that area of law (land lord / tenant). You do not want a general practitioner.

2) Flat fee for evictions. These typically cost between $200 - $500, but that includes everything from filing the papers to serving the tenants notice and the initial hearing in court. You may owe an extra fee if the tenant contests the eviction and it goes to trial, but for simple default judgments it shouldn't cost more than $500.

3) In court almost every day. Don't hire someone who only goes to court once a week. You want someone who is so familiar with the judges and proceedings they could recite them in their sleep.

4) Hire someone who insists on using a special process server, or whatever your state uses, to ensure tenants are served notice. No service = no money judgment most times.

5) This lawyer needs to be AGGRESSIVE. Imagine someone with the temperament of those "dangerous dogs" at your rental, but wearing a suit and tie in the court room. A good eviction lawyer is the legal equivalent of a pit bull. Nice lawyers don't win cases.

Ask your local real estate investment club for someone who meets all of the above criteria and you'll have a good attorney. --173.19.xx.xxx

Have to say the obvious. The time to find an attorney is like the time to get a line of credit.

BEFORE YOU REALLY NEED IT.

Keep this in mind as you develope your LL'ing skills. Different atty for different skills. we currently have 6. One B/k atty, general litigation, estate planning, dispo, collections atty in case we get in a bind and one R/Estate closing atty.

We only have one accountant and she has been with us for 30 years. First one didn't work out.

Forgot I have one bail bondsman cause I never seem to have enough on me to get me out. Our local jail serves the same meals as Arapo in Arizon myocopa county jail-- baloney, 2 pieces of bread- an oragne juce container and 1 orange. Desert is a mustard pack which I learned is not used for the sandwich but desert. not to bad either. --99.103.xxx.xxx
