So, tenant that fell (see previous post for desc) has not paid rent this month. I wasn't exactly surprised. I delivered the PoQ notice on the 5th. Here, it's 3 day notice. So, they have to be paid or out by Friday. Fat chance of either happening. They've called a few times and leave a vm that they don't have a phone, so they need me to stop by so they can talk to me about the fall. I don't understand why I should go out of my way to talk to them, but whatever.

This morning they called again. Said they don't have any money, but they will have it paid on the 21st and they understand about the late fees. Huh? Looks like I have a Christmas eviction coming....

So why do they "not have any money?" Were they unable to work because of the fall? I missed the first part of the story about what caused the fall. I once had a tenant who was running down her outside stairs, in slippers, with a cig in one hand and her phone in the other, and fell. I witnessed the fall. She tried to blame me and the "condition of my stairs" (in perfect condition). She had a huge bruise on her ass and tried to get sympathy from me. She threatened to sue but that never went anywhere. They moved soon after.

Anyway...that drifted off topic. It always makes me wonder what happens when tenants who have always paid rent but have had no life changes (job loss, divorce, illness, etc.)all of a sudden have "no money". It usually involves a big pile of Christmas presents. --134.179.xxx.xxx

Doogie,

Stay strong and stick to the program.

People get upset when we finally hold them accountable after letting them slide a few times. "Why is he suddenly being so nasty?"

I find the best way to keep things calm (not anger someone who might sue me) is to simply stick to the program/lease.

A medical bill is the perfect reason to seek help from local agencies and trustees.

My rant" nationwide, church attendnace is down. Church is a great support organization for people who need help of any kind. With fewer residents belonging to a church, fewer residents have backup.

myob - unfortunately, no. I have to post a written notice on their door and give them a full 3 days to pay or move before taking action. At least it's only 3 days. I've seen others on here say they have to wait 5 - 10 days.

These people just moved in last month, so I haven't let them slide at all. Background was clean. Guess it won't be anymore after that eviction hits it. Assuming they don't pay rent that is. Never ceases to amaze me.... --98.175.xxx.xxx

you know Doogie there's seems to always be an issue with NEW tenants. We chalk that up to they used all their reserve funds to move in. With that said-- we have no leeway for newbies-- none-- zilch-- nada. Training begins first month. There is nothing more important than paying your rent. Unless you pay car first because you will be using the car as your new address. --99.103.xxx.xxx

These next 2 months are tough, people fall for Santa's helpers, relatives die on New Years year after year, and when the snow arrives car wrecks occur daily and the high winds produce missing purses that had the rent check - it just blew right off the car seat... --76.188.xxx.xx

Vee OH. when I read your "relatives die" I had to laugh-- not that anyone died mind you -- but if I only had a dime for every time we heard grandma so and so died-- how many grandmas these tenants got? How many aunts and how many car wrecks can one family have?

Of course we make money on the late fees etc. but man be honest-- I over spent for Xmas or partied and spent the rent clubbing. --99.103.xxx.xxx

You really don't have any options available to you. They can not stay there for free so let them know that life is easier if they move without them having to pay the judge to tell them that they have to go. --24.101.xxx.xxx
