I just want to say thank you all!
As you can figure out 27 - is number of payments I received. I am new in this business and because I offer to pay every other week I got extra payments and can brag that I have higher number.
What I learned so far:
Keep all business like. Nothing personal, no emotions - just business.
Check applicant as good as you can and than some more. It was fun to watch people was vanished after I mentioned that I will do background and credit check.
No tenants is perfect forever. You need to show who is in charge. When my tenant did not pay and was telling that bank change some settings and it was a delay, instead of freaking out, I printed BIG 11x17 orange pay or quite letter and posted it on a door. Next day I got a call from the tenant's bank with question if I will accept bank check as a payment because I refuse to take cash or personal check. This orange color work like magic!
Now I extend the lease for 1.5 years so it will be ended in spring time. It is much more activity around here when snow melt and you don't need to shovel a car.
I am looking to grow bigger and have more rentals.

Congrats! You have survived the proverbial "first round." From here it gets even more exciting. Get a few more units under your belt as time, energy and finances permit and let's see that 27 start to chalk up to 100, then 1000, then 10000.
I think we're all secretly trying to catch up to Brad 20K... he's got a bit of a head start, but that makes it a much more interesting challenge! ;-)
