State Specific Question About: NEW JERSEY (NJ)

I have a duplex and with 1 water meter but I still charge the tenants for water I just split the bill evenly. I know if a tenant wanted to they could fight it in court. So I wanted to know if it was worth the expense to have another meter installed to separate the water bills. Pros /Cons --204.251.xxx.xxx

It is better. But here that would cost me 7500.00 just for the extra meter at the road. Then the cost for the rest of install.

You can buy a meter yourself for about 100.00 each. And then install them inside the units. So it would tell you who is using what. Would have to separate the plumbing if not already done. --172.74.xxx.xxx

I pay water on every one of my duplexes. If the bill goes up a lot I ask what happened or go look for a hose in the yard or something like that. I then raise the rent.

I'm surprised your tenants are not fighting with each other over who is using how much water. You need to raise their rent and take over the payment for water.

First, is the plumbing separated? If not, you will have to factor that cost into any submetering.

What would your water utility charge you to add a meter?

What would it cost you to install and monitor your own submeters? Is it legal for you to submeter and bill the water yourself in your area?

Is it legal for you to split your bill between the tenants how you are now? It sounds like you don't think it is.

Once you know all these things, you can make a decision on how to move forward. You should have less fighting between tenants if the water is submetered instead of split. You have to research the costs and legality of the various methods to know which will work best for you. --73.102.xxx.xx

Here as the other have mentioned - plumbing going to each and not mixing? PEX will be your friend as you need to divide stuff, run cold in one unit and feel the pipes - the coldest one will be that unit, then run hot in the kitchen and the hottest pipe is going there, you may end up with check valves prior to each hot water heater to prevent going backwards. Also about 3 years ago court demanded that we have a meter for each, meaning not just a second one where there was a man but 1 for each unit - math is a little more involved but someone must have found a way to cheat and win in court. --76.188.xxx.xx

A type pex made by Rehau or Uponor is easy to work with along with the most flexible. A special expansion tool then the water system can be separated out for the lowest cost. Buy meters then water can be sub metered. If require more information then view some videos on You Tube about pex. With pex it is possible to install sprinklers as well. A 100`roll of pex is a lot less then copper. Most commercial plumbing supply places carry A type pex as plumbers do not use the cheap big box store type. --74.220.xxx.xx

I have a duplex that one tenant uses 3x the amount of water than my average. $120-$150/month. my average is $45

I would have to eat that without the sub metering. Now they can use all the water they like as long as they pay.

You can pay about 20-25% of the bill, and split the remaining amount between the 2 units. Less chance of a renter feeling he was was unfairly charged.
