Hi all, just bought a house at forclosure auction and it turns out it has an attached in law suite I didn't know about. Wondering if this could be a good feature today with elderly parents moving in with their children or children living with their parents. In your experience will this limit my buyers where I would get less money than a normal house with similar square footage, or vice versa. I bought this house as a flip, but have you had good luck with them as rentals as well?

All depends on your plans for that house and whether or not it's legal.

Quietly check at your tax assessor office at the courthouse to see if it's listed there and recognized.

I have one that I turned into a legal apartment by adding a wall along a staircase and a door in the wall into the first floor apartment.

It might be difficult to find someone to rent that but if you split it into a one bedroom apartment it will work nicely.

We actively scout for houses like that. Pay for one house, get two rental units. Yes they have to be street legal!

Technically between two rental units there needs to be fire wall with at least one hour rating along the plumbing, wiring has to be upgraded. A lot houses the work is done without getting building permit. If there is a serious fire insurance is going to be a issue. So check with tax assessment on the house. --69.79.xxx.xxx

I'd think that quite a few people in their 50's and 60's who have older parents would be looking for exactly that setup. We're beginning to consider that, ourselves.

But the in-law apartment would have to be on ground level for someone in their 80's.

For use as a rental, a separate entrance is necessary. My oldest kid rents just such an apartment. Her favorite part is the full kitchen - guess that the person who the apartment was originally built for liked to cook as much as my daughter does. But I did not know about the fire-rated sheet rock requirement - will have to check into that. --71.175.xxx.xxx

If the zoning allows it to be a separate rental, and it was either built to code or before codes, I would think you coukd rent it out separately with no issue.

If not permitted or zoned for separate rent, I would either rent it or sell it by advertising a separate suite that might be used by the parents or adult child, or when family comes to visit and wants some space.

It would likely be perfect for someone looking to rent part of their space to travel nurses or as AirBnB --66.87.xx.xxx

I have three properties with a Mother-In-Law suite, and I have found it to be a good feature. Extra privacy, extra room.

In two of these properties, the MIL has its own separate kitchen facilities, and the Ts have subletted the M-I-L, clearing the sub-T with me in advance for background checks.

In the other one, the mom and dad sleep in the MIL, and the kids and grandma sleep in the main house.

I love the extra flexibility that the MILs offer.

We have 4, if you include our downstairs apartment in our home. One is a finished room over a garage.

Another is a stick-built great room addition on a modular home. We closed off the door between the units. The room is huge, with a a large loft sleeping area. It's becoming the perfect Accessory Dwelling Unit (ADU/MIL.) Full kitchen, bath, open concept, separate entrance entirely.

The 4th is a big garage that will eventually be an extra large one-bedroom apartment with full kitchen. --173.22.xx.xx

Our old neighbors looked specifically for something like that. They combined money with one of their married children for the purchase. They love it because they have easy access to their 2 grand children. Their own kids can keep an eye on them and they were able to buy a nice place almost debt free after they each sold their houses.
