Any ideas suggestions on obtaining insurance after your current agency dropped you? Here is my reason for asking. My nieces' property caught fire, people /renters left stove top pan on burner and went to bed. People died. Niece has a half dozen additional rentals . No one will give her insurance on these properties. Property was well insured. Unsure where to turn --70.60.xxx.xxx

If there is a mortgage on the properties, the mortgage company will insure it or help find someone to insure it. This may be more expensive than the normal market rates. --24.61.xxx.xx

If you belong to a landlords association they often have insurance companies that insure rental properties. If it is concern about fires with Pex piping it is possible to install a sprinkler system which is made by Rehau or Uponor. Commercial pex is mainly sold at plumbing supply wholesale operations which is called A type. For residential use pex is acceptable for water, heating and sprinklers. As a contractor I buy distressed properties. Many agents with binding authority will write a policy, only to be cancelled after the carrier sends an independent inspector to document the property's condition. With luck, in the 2 to 3 week lag time between the policy being written and the inspector coming out, I will get enough done to upgrade the property that I won't be cancelled.

But in some cases, I still get a 30 day notice of cancellation. Before my 30 days runs out, I can obtain a strictly liability policy with no property damage coverage from almost anyone. --47.156.xx.xx

Very odd? I've never known an insurance company not to be wonderful.

not in health, auto, or home?

Shop around and eventually you will locate an agent who does a lot of rentals.

Also, these homes may all be titled in the same name. You may need to change the title so you don't look as though you own too many for the companies to be comfortable.

Remember also to pay your exorbitant health care premiums so that should you ever need the insurance....it won't be there for you. --74.96.xxx.xxx

The problem is people died in this property . The insurance company had to pay huge sums to the family of the deceased. Now this insurance company will not continue coverage on her other properties. This fire completely destroyed this property. It no longer exists. My niece, property owner, was not found at fault. The fire and resulting deaths were the result of the tenants illegal drug activity. We need to secure insurance on her other properties and local insurance agents all say no. --70.60.xxx.xxx
