I have an applicant couple that has agreed to direct deposit for rent payment, and they claim to have a bank account at the same bank we have the rental business at. Trying to decide whether to offer them a lease. Well that sounded great.

Strangely however, they say they 'don't have checks'.

A good rule of thumb I've found in weeding out bad renters is verifying if they have lied on their application on anything. It goes a long way toward avoiding future headaches.

However, when I called my bank to check if the applicant really had a bank account at my bank as they claimed, the bank woman got all haughty on me, and gave me a 'this is confidential information I can't disclose, buh-bye'.

Is it seriously the case that you can't even ask if a tenant banks at a bank, or am I getting the run around. And if that is true, can anyone tell me what the heck difference it would make whether you knew if someone had a bank account or not, and what banks are protecting against by not telling you. Or what law they are following. Just curious if anyone has gotten this before.

I guess why this bugs me is that sometimes I feel like- as what appears to be the case with this bank teller woman- some people go out of their way to be an obstruction just so they can feel important, does that make sense? I've run into this thing a lot of times dealing with bored government employees, no offense intended. But it would help me to understand what you can and can't ask as I'll no doubt have to attempt things like this again in the future. --75.35.xxx.xxx

Does your application include statement by applicant that they have a bank account, name of bank and branch, and number of the account? Does the application also have a statement by applicant that gives permission to verify information in the application and permission to any versifier to release information?

Then, the bank shouldn't have any problem to verify the information in the application.

I could definitely see the bank having a policy like that and I could see the applicants not having checks.Try this,ask the applicants for the account number then call a different branch and tell them you have a check for $100 and ask if it is any good or not and when they say yes it is good or no it is not good then you will at least know if they actually have an account or not. --72.231.xxx.xxx

Not having checks makes perfect sense. I haven't carried them for years. Most places don't accept them anymore anyway.

As for the bank, she was right not to disclose that. I know that's not what you want to hear, but it's for the customer's protection. I used to work at a bank in my college days and we never would have disclosed this either. The only thing we would have done is if you told us the account number on a check and how much it was written to you for, we would verify if it would clear or not. This was so many years ago that I wouldn't be surprised if they wouldn't even do that anymore. You might actually have to bring the check in now instead.

As for the teller's attitude, I can't speak to that. Being pleasant to people never costs anything and only makes the place of business look good. --98.175.xxx.xxx

Ask your applicant to either call up on their phone or print out or go to the bamk and ask for print outs of the last two months of bank statements. You'll have a document of deposits and withdraws and if they have anything left over at the end of each month for rent. You'll also see where, in some cases, a name of where they spend money. Tell prospect to bring you a direct deposit letter. The bank will generate it.

Then, walk into the bank with their application (giving you permission to get info) and the direct deposit letter, and ask if their branch issued the letter. Just part of the verification process.

After all, you are verifying that the letter on their letterhead is actually written by the bank, just trying to prevent fraud. --64.251.xxx.xxx

It is always the applicant's burden to satisfy me that their references are legitimate.

I like Barb's method over, but it is somewhat cumbersome to me in this digital age. I would instead scan it as a PDF and email it to the branch manager and simply ask them to verify it came from them. Same reason given: just trying to prevent fraud. I see no need to make a physical trip. If they insist on you walking over there...meh, if and when I get to it maybe. Otherwise, on to more cooperative applicants.

As Mr. Taylor often reminds us, we want COOPERATIVE tenants. Some tenant's have very complicated lives that--in spite of their basic qualifications--makes things very challenging for the land lord. I treat applicants like job candidates. Is "hiring (renting) to this person going to make my life easier and more profitable, or fill it with headaches and exceptions to the rules?" I have enough tenants in the pool to where I don't need people needlessly sending me running all over the place to accommodate them. Some days I forget that not everyone lives within a half mile of most of the local banks. If I get a student with an out of town bank, I would scan and email.

no bank will give info - this is not being “haughty” this is being protective as I am sure you will appreciate if it was your accounts being asked about. I had to show my kids how to write a check using the temp new account cks. they pay on line or with debit cards. I can’t remember the last time I wrote a ck. Can’t remember last time renter gave me a ck. I do remember one time a long time ago the renter asked me how to fill out his rent ck. I rent to millennials. --104.218.xxx.xx
