I'm in the process of removing 2 sets of young and immature tenants. One couple is set to leave by end of November.
The second set is set to leaver by end of December.
My question is;
Should I wait to showing the place to prospective tenants until each apartment is vacated?
I anticipate that each apartment will need cleaning and minor rehab and getting showings of the apartment will be tricky.

Not until they are completely out and you have a chance to go through the unit and make sure everything is ready to go. None of us have a crystal ball. What is going to happen if you take a deposit from an interested party and the people that are supposed to leave don't leave?

If this is an unfriendly parting of the ways, I would wait until you have regained possession. If there aren't any issues such as you are evicting them, I would make arrangement to show them now. This is what I normally do. Also if the November move out unit is similar to the other unit, you could show it as you are working on it.
Once you have the place cleaned up & repaired take a bunch of pictures to use for the next time this comes up. --72.93.xxx.xxx |

If you already have pictures of the units, start advertising it a week or two before the tenants are supposed to vacate. Screen over the phone and start generating a list of applicants that meet your qualifications and you would be interested in showing the unit to. Tell them the unit will be reading for viewing in a week (when the existing tenants will be moved out). This way, when the existing tenants are gone you will already have a list of a few qualified people that you can immediately show the unit to. Me? The ads, and flyers start now as Coming Soon without addresses.
We put up corner directional signs but not one in the front yard yet. People call and say I saw the sign but where’s the house? Gets them started
Curb appeal starts now.
Interior repairs start now as much as practical.
Showings only if the res is happy with me, not on evictions.
