Good question. I responded to a CL post from someone coming to NJ for training who might need an apt. and knows someone else who does. Maybe you can answer both questions. The CL poster said money isn't a problem as the army pays well for housing. How do they pay and is it on time? Is there a lot of red tape and too much paperwork? --73.33.xxx.xxx

As long as you get a responsible service member you are typically good to go, but service members tend to get transferred every three or so years and there is always that outside chance that they receive orders out of the area early. I preferred to rent to E-5 and up on the enlisted side of the house and O-2 and above on the office side.

I would typically find out what the housing allowance was for the member and offer them maximum perks for that dollar amount. So if a place would typically rent for say $800 with the tenant paying all utilities, I might offer the place for $1,200 but include trash, cable, sewer and water bills just to make sure that these lienable utilities are paid and the tenant is using them. The extra is to cover for the unusual out of area transfer. You will typically get the place back in at least the same condition that you started the lease.

If you give what zip code your rental is in, I can give you the amount that the service member gets paid. It would be good to know if they are married or not along with their pay grade --24.101.xxx.xxx

We are retired military also, and I have used 'military-by-owner' to advertise to military members in the 3 bases in San Antonio. I did get responses both from people rotating INTO base, and people retiring out too. It just so happened that the military I ended up housing found me w/o using the site.

Since I am not a techie, I had trouble posting photos and had to have a 'kid' help me. Another thing, you have to manually go in and canx when you are rented so you don't keep getting calls and have no vacancies. Most of my problems with it was operator(me) error, and I'm sure others will not have any problems.

Like Ray said, E1-4 are lower enlisted, mostly still kids just out of high school and still have many faults of the age group (17-20). Also Lieutenants are basically just graduated college kids(21-22) with dif set of behaviors. They all grow out of it by 3 years in, and are usually well disciplined by that time. --108.87.xx.xxx
