I see a few people asking about clear now. I dont work for the company, lol. But I have been using their service 5 plus years and I can tell you ever since we started using them we have not gone to court for over 5 yrs for non payments. We have over 35 units. If that is not an endorsement of this type of rent collection I dont now what is.

Each ClearNow account debits on a specific day and credits to a specific bank account. There are no setup fees. ClearNow fees are based on your debit day and are only charged when you attempt to debit a tenant. You have your choice of debit days:

For monthly debits on the 1st, 5th, 15th, or 25th: $14.95/month for one debit. Each additional debit is just $2/month.

For semimonthly debits (twice a month on the 3rd & 17th): $4/debit.

For biweekly debits on every other Tuesday: $4/debit.

ClearNow makes the rent process efficient thus saving you time. Rents are automatically withdrawn from tenant bank accounts and directly deposited to your bank account three banking days later. You eliminate waiting for checks and trips to the bank --74.104.xxx.xx

It's a great deal no matter how many units you have. The largest fee comes from the first unit's rent pulled. After that, it's a pittance.

Just spread the cost over several units. $2-$3-$4 a unit, not a big deal when you see the bigger picture of autodraft rents.

Do I worry about clearnow failing like erentpayment? Absolutely!!

What can you do?

A lot of tenants exist in an autodraft world. They are used to it, they expect it.

When I get tenants who pass the application, they are relieved that they can pay automatically.

It's the perfect way to be lazy in a lazy society and maintain our 13 second attention spans.

I'm requiring incoming tenants to go autodraft.

I RARELY get failed payments. Maybe 2 since I signed up in 2012. I have had tenants block rents due to out of timing paycheck "automatically deposited" into their checking accounts coinciding with the dates of draw and they send a manual check. No big deal.

One benefit of clearnow is that they hit the tenants with a late fee as well as me hitting them with a late fee. They can try to argue with me, they can't argue with clearnow.

J, it's all relative. A person collecting $40,000 should experience the same type of hiccup as a person collecting $550

Assuming one has 50 units and the other has 1.

I know it would affect me, but what can you do?

If it happened with clearnow, I probably would not be looking for a new e-payment program. I'd most likely go back to checks or money orders only. --50.107.xxx.xxx

I have 7 of my units on autodraft from Clearnow. I have one who pays at the start of each semester. I have one that paid for the year in June when she got her insurance settlement, and I will switch her over to Clearnow when the year is up in Mid-July.

I have one unit who still pays with a check each month and I keep suggesting Clearnow, but he pays like clockwork so it works. If he resigns, which I expect, I'll bump his rent by $15 and tell him he can save $5 per month by signing up for Clearnow.

I have one house shared by 3 girls where each one goes to my bank to deposit her share. I can't seem to get through to them that they need to all pay together. For this group, I give up. When someone has been late, they all get an email and I remind them of Jointly and Severally, and at that point, someone goes and pays the rest. They take great care of the house, though. You have convinced me...one tenant wants to do something like this and I think I may try it as an experiment.

I checked into ClearNow as an alternative to eRentPayment. They don't have any way to process biweekly payments, and it takes two weeks to set up an account. So it won't work for me. I'm just going to have my tenants set up an ACH from their account to mine. Next step: hire a bookkeeper to keep track of it all! --204.210.xxx.xxx

I thought Clearnow offered every other week payment?

My only complaint was they debited on a Tuesday rather than on Friday. If the worker is paid on Friday, it will be gone by Tuesday.
