Does anyone know the website that lists the actual rents of other units? I know you can look up what people are asking on all the usual sites (Craigslist, Hotpad, Padmapper, zillow, etc) but there used to be a site for the actual rents. Does that still exist? --74.190.xxx.xx |

You mean RentOMeter? It's out there still, but it's just so wrong as to be not worth time to check it.
It says my tiny studios should rent for $1400 per month, double their actual rents. It seems to be basing it just on area, not actual unit sizes or amenities.
A 3-bed 2-bath SFH will rent for $1400 here. Not a 256 square foot room. --173.22.xx.xx |

I found the same thing WMH (on RentOMeter) ... if it will let you look at the places (it use to - the last time I tried it wouldn't let me) and then I could at least determine if the other property was comparable and go from there.
Now I can't do that. It's getting tougher ... you have Zillow doing their "zestimate" but it's not comparing apples to apples - it just gives you what their opinion is. But if you have a multi unit - it looks at the entire building as one. So if you have 3 units with 2 beds/ 1 bath each and a total of 3,000 sq ft it states you have an apartment that's 6 bed and 3 bath and gives you the "zestimate" for that. Yeah, ok - --69.201.xx.xxx |

a realtor can help look up actual rent on units that were listed on your local real estate association. not a 100% of the units but most property management companies will use the local real estate association --70.138.xx.xx |
