When the tenant uses this service, do they just get the landlord's first and last name, or do they see the middle name too? Thanks.

We have had a couple of our residents wanting to pay electronically. Just how does Clearnow work? Is it better than PayPal?

If they choose electronic payment, I think they should be paying the fees, or could we charge them extra rent to offset the fees?

There are services out there that you can set up your account when taking electronic payments that the tenant pays the ACH fee or the CC convenience fee if the service processes credit cards. All of my tenants pay their own fees. --70.195.x.xxx

Thanks Julie...I would rather leave the ball in the tenant's court...if they want to use this kind of service then they can pay for it.

The only concern is fraud or incompetence by the company, as appears to have happened at erentpayment. It could happen again somewhere else. --72.188.xxx.xxx

Fraud & incompetence can happen anywhere at any time. I’m all for mitigating damages but like I said before I’ve run the course with tenants passing fake certified checks, fake money orders, counterfeit cash & just plain old bounced checks. Collecting on those instances is difficult as well. I’ve had better luck with electronic payment than I had collecting checks before I stopped that particular practice. And just because a tenant deposits directly at the bank doesn’t mean a teller is gonna put it in the right account & not in their pocket. Have had that happen too but I’ve still got tenants walking up to a teller window to deposit rent.

It’s all in what you’re comfortable with & your level of risk. Doesn’t make losing money when it happens any less stressful but I gotta get back on the horse. --70.195.x.xxx

Each ClearNow account debits on a specific day and credits to a specific bank account. There are no setup fees. ClearNow fees are based on your debit day and are only charged when you attempt to debit a tenant. You have your choice of debit days:

For monthly debits on the 1st, 5th, 15th, or 25th: $14.95/month for one debit. Each additional debit is just $2/month.

For semimonthly debits (twice a month on the 3rd & 17th): $4/debit.

For biweekly debits on every other Tuesday: $4/debit.
