Regardless of you get a p&l on someone's properties, it can still be fudged. Buyers have to do their due diligence.

Maybe the buyer is looking to try to sniff out BS in what's provided and what's reported, who knows.

This is for over 10 units, right? If yes, give him the numbers. It's basically like a small multi. If you wait until after a contract and he doesn't like the numbers later then you all wasted a bunch of time for nothing.

An experienced investor can look at P&L and quickly determine if you've been keeping up with or deferring maintenance. As Sisco said, if I were buying and someone refused to provide this I'd be on to the next deal. Even if you're just not wanting to be bothered, it appears you're hiding something.

I get what you're saying...on SFHs a P&L is ludicrous. But on a package deal like this, it's something I'd want to see. Bare minimum, maybe a copy of the Schedule E. --173.19.xx.xxx

It seems like a reasonable request to me. I'd definitely ask for it. I would want to see what the expenses were to see how much preventative maintenance vs. fixing problems was done. I also want to see how much rent was actually received. If it rents for $1k a month, ok cool. But over the past 12 months, is that only 2 months at $1k, or 12 months at $1k. I don't pay attention to expenses that closely as they will definitely be different from my business plan. I just look at them to see what kind of repairs and maintenance have been done. Of course you need to provide financials if you are selling your property. Be ready for more: 2 years worth of tax bills, utilities, maintenance, etc., etc., and the Schedule E's. A serious buyer on a multi-unit property will expect it. --23.30.xx.xxx
