My Uncle and Aunt have a 3 bedroom home (owned 5 years, I am helping they out as they are retired and I am going to purchase their home as a rental, home was just remodeled) ready to rent out. What concerns my Uncle is the last three persons interested in renting have no Social Security #, instead they have a Tax ID # and that they use that at their place of work.(have never dealt with a Tax d# for a tenant. When the background was done the information was not easy and could not find credit history. I contacted their employers and they said they do work there and since they are immigrants and don't have Social Security # the employers take Tax ID # instead. Landlords also said tenant always paid rent on time. My concern is landlord could lie to get them out. I drive by the houses they are renting and they are nice houses. Is there anything other than a Tax ID# to ask for when no SS# is available. Rental property is in Los Angeles, CA - Appreciate any information from other landlords. Thank you

You need a social security number to do a credit and background check check. A tax ID is meaningless for a residential lease agreement. You want to rent to an individual and not an entity represented by the Tax ID number. Don't waste your time if they can't provide a social security number. --73.236.xxx.xxx |

You can run a credit check on the business from either Dunn and Brad Street or select third party vendor. I use Creditlink out of San Diego. I believe Creditlink charged me $70 for it though.

As I recall a tax ID is usually for businesses, non-profits, churches etc. Are they renting as a business entity and not a person/family status? This would concern me. --75.22.xx.xxx |

I think what the prospective tenants are presenting are Individual Tax ID numbers. You can apply for an Individual Tax ID if you don't have a Social Security number. This is so you can pay taxes as a non-citizen. It doesn't make you legally allowed to work, but it does set you up to be able to pay income tax. --23.30.xx.xxx |

I agree with Kim. My niece used to have an individual tax ID number before she become a legal resident and got a social security number.
You won't be able to get a report using the Tax ID number. You can personally go over their creditors to get information about their credit habits. That is if your uncle and aunt want to rent to them. --71.35.xxx.xxx |
