Working at the LL association is paying off. Learning how to do Income Tax and Employer garnishments. It's that time again - Get your income tax garnishments done before the end of the year. First come, first serve. How many of you have had success with garnishments?

Sue,
We chase our judgments. Wifey has it down to an art.
Our garnishments bring in enough to support a small family.
BUT they change jobs etc so she stays on it.
I'm always tickled when LLs say they don't bother. TONS of money being lost.
2 points that make a HUGE difference:
-our screening says they must be employed (garnishable)
-we get a minimum of 4 Emergency Contacts from each adult at lease signing with signed authorization to contact and deliver notices (like court summons!) If they skip we call their Granny.
We also remind them about the court ordered interest on their debt. "Let us help you get it paid quickly to avoid huge interest. This is not going away. The worst thing you can do is hide."

I have never garnished the state tax return, but heard it works well from other LLs.
I went with garnishing the job when I had to since at the time November was far away and you can't submit tax refund garnishment until then. --73.161.xxx.xxx |

no garnishing of tax returns in PEnnsylvania. Even if garnishing the state refund was legal, most folks here don't get a state refund.
garnishing here is expensive and generally not profitable on lower end tenants .... they need long term, steady employment and their pay is tied somehow to the federal poverty level ...not sure if child support trumps a landlord's garnishment or if it's first come, first paid. --72.95.xx.xxx |

We get our money by not letting tenants get behind in the first place, and with good screening...it's the only way.
We are owed thousands from old tenants where we didn't follow our zero tolerance, "we don't work with anyone" rules. No way to collect. --173.22.xx.xx |
