This is why I do not answer phone, direct all questions to website where they fill out pre-screening form, then, if they get past that, they choose a date & time to see the place via ANOTHER form.

Appointments spaced 15 minutes apart.

Even if they choose a date and time, they don't get the address until they confirm they are coming morning of...

I ping today's list via email and text early am. Do they want the address? Confirm or Cancel. 3 out of 3 Cancel for today with various apologetic reasons.

At least I did not have to leave my house. In years past, I would have been sitting at the house waiting for them playing Solitaire on my phone! --173.22.xx.xx

Waiting to give the address until they call to confirm the showing has worked well for me too. However, I occasionally get contacted by someone who wants the address to "drive by" and check out the neighborhood. Even if I just give the street or general neighborhood, they can probably find the house from the pictures.

I have to admit, if I were going to rent a place, I'd want to see the neighborhood too before I committed to a showing. What do you think is the best way to respond to those wanting the address? --67.184.xxx.xxx

Good post.

I strongly suggest video walk thrus to all LLs. Mine are getting tons of hits.

Like texting, videos are a preferred source of info. YouTube has become the first source of info for all ages.

When someone asks for our lockbox code we ask if they have watched the video yet. Most have and comment how they appreciated it, tnat’s Why they are ready to tour.

Ken [NY] said what I would. I understand both sides and have had people knock on doors at the residence before. When I find out about them, I tell them we aren't interested in them.

I will tell them the street and/or location because some do want to know the area.

However, even with people confirming (and I confirm about an hour before the appointment) they STILL don't show up. Just had one yesterday where I confirmed two of them. The first one didn't show - the second one did though.

When we have a vacancy, we schedule at least two or more prospects at a time at the same time. When we schedule a group showing, we tell them that we will call an hour ahead to confirm. Most of the time, some of them have "forgotten they called", "already found something" or changed their mind. We also tell them that if we cannot get in touch with them, we don't show up either. This weeds out a lot of deadbeats. We have a pretty strict screening process, and charge $25 per applicant 18 and over (and all 18 and over must sign the lease), but this app fee is applied to the Security Deposit, if they are approved and they sign a year's lease with us. If we do the credit check, and offer them the property, and they don't follow through on signing the lease, we keep the app fees. --75.103.xxx.xxx
