Does anyone use rental promotions to fill empties? We have 32 units divided between 2 complexes. We have some empties, even though we have signs up at the complexes, run regular newspaper ads, use FaceBook and our own website for promotion.
We thought we might try sending promotions to our current tenants and also adding these to our regular list of promotional places. Any ideas on what might help get these empties filled?

Do you advertise on Zillow? That seems to be the hot place to find tenants these days. A Zillow ad also posts on hotpads and trulia automatically. --174.199.x.xxx |

I don't do newspapers...subscription rates have plummeted and ads costs are crazy high.
I use Zillow which syndicates out to a half dozen other sites (Trulia, Hotpads, etc). Almost all of my traffic comes thru that. A few through our website. A handful from Facebook.
With an apartment, as you mentioned it's time to get a word of mouth campaign going. Offer $50-$100 referral bonus for whoever sends you a tenant who sign a lease, pays the money, and moves in...payable after first 30 days of the tenancy to ensure it wasn't just a fluke.
In my town, all the apartments are also on Craigslist. I'm not anymore because the "big boys" over-post/multi-post the same units 10x a day with slightly different wording so the filters don't catch it, so my ad gets lost in the shuffle. --173.19.xx.xxx |

I've decided it isn't a good idea to offer reduced rent in order to get tenants. Existing tenants get pissed off that they don't get the rent reduction and new tenants get pissed off when rent goes to normal rate --174.216.xx.xx |

Be sure you write your ad to highlight any nice features. Every rental has to have something about it that is desirable. Figure out what that is and put it in the ad --174.216.xx.xx |

Of course, I have to be different. I don't advertise on any of those. I advertise where my tenants work--that's how I get working tenants. At one time I had 3 dif levels of properties--the folks on this board give them labels like A B C and D. Each level has a dif amt of rent and needs tenants that can afford that rent.
-So, for my expensive 'A' property I sent my colored fliers to military officers housing office, large legal offices, 2 universities in my city etc.
-For my B's I send them out to a group of hospitals and clinics, city school system, city utilities,etc.
-For my C's I send them to several local factories, and I put up info cards on the bulletin boards at gas station 'Tiger Marts,' coin-op laundries,etc.
I advertised for tenants where the tenants I WANTED worked.
I have had medical personnel, teachers, city bus managers,telephone company workers, factory workers, hairdressers, Lowes floor men--a whole assortment people at all income levels. But the one thing they all had in common was they all had good jobs for their income level. --108.87.xx.xxx |

I had only one empty so instead of offering to customize the rental which may take time to get it stepped up to the next level.......I offered first choice of the three ready made move in gift baskets I had in the office.
