I signed a lease with a young lady today. While completing the autodraft form she could not locate her checking account number on her phone.
I asked if she had any deposit tickets (I like to get a dep ticket or voided check for accuracy)
She innocently replied "What's a deposit ticket?"
She has never made a deposit into her a count. Never. Only auto deposit of her paycheck by her employer.
I asked if she had any checks and she replied "The bank gave me 2 that I keep them in my dresser" indicating she has never written a check.
When LLs expect a rent check understand they don't HAVE checks!
Also, she ASSUMED we would be drafting her account automatically for the rent.
We live in a new economy.

Clearnow requires a copy of a voided check (starter checks not accepted) in order to sign up for auto draft.

I always tell them ahead of time that I need a voided check or other documentation of routing/account number. About 10% bring a normal check. About half of the remainder bring a temporary check they had the bank print for them. The other half bring some other documentation from the bank. --216.163.x.xx |

I love these changes.
over the years I've lost time fetching, coping, depositing checks. All that anxiety laden time is lost.
These days, I make Millennial Repairs. "Mepairs".
Many of them go like this "Well, you had the switch in the off position", or "Have you noticed that you have to close the dryer door for it to work"?
My realization has been that the few minutes handling any task which a bank teller can do (or overdraft) are minutes that can be used for Mepairs.

My son is 29, has had a checking account since he was 16. He has never had checks. To deliver earnest money on a house he recently had to go get a cashier's check. He said he's only needed a check 2 or 3 times in the past 16 years.
My DGD has had a checking account since she was 16, she's 20 now. She's never used a check. She uses her bank's online billpay service or online tranfers to pay her bills. --173.22.xx.xx |

I've had multiple cases of tenants without checks. They all bank online and don't need them. Clearnow requires a letter from the bank on bank letter head indicating the routing and account number or they will accept a direct deposit form the banks give for the employee to sign up for direct deposit. I've got a couple of tenants who don't have checks either, just debit cards. It has been a struggle to get them to sign up for auto-debit.

The whole erentpayment thing is pretty scary. The company they process payments through is now declaring bankruptcy and $4,000,000 is being held from it's processor, saying they don't know "if or when money will be released"!?! They advise managers to tell tenants to dispute the charge to their bank.
I don't know anything about it, but it sounds like a very convoluted mess. Erentpayment processes your payments which are processed by Echeckit which are processed by Checks Commerce...

I have not heard about Clearnow before -- does it work well? We have some tenants that have asked about paying their rent electronically, but our small local bank does not offer a way for them to do this. We have to use this bank, because our rental properties are financed through this small local bank, and part of our agreement with them is that we maintain our checking and/or savings accounts for those properties with said bank.
Could you tell me more about your experience with Clearnow? Thankyou!

Back when I used banks they had the same policy. I think it was just marketing combined with a bit of bullying. I doubt anyone is watching your accounts unless you close them.
So keep the account open but use a bank that meets your needs.
Banks that don't do this are YEARS behind the competition.
My bank did not start doing it until we asked.
