I've been culling nearly all of my paper and have been hung up on Deeds. Does a recorded deed, the original copy, need to be saved? I have never, in my life, needed to look at one outside of closing, and never needed an original. What could the original do that a scanned copy could not?
thanks!

You can obtain a "certified" copy for the county recorder for a small fee... Or have a title company do that for you... --47.156.xx.xx |

#22,
Now THAT's culling!! A real estate office without deeds!
Me? Stuff happens, recorders make mistakes, legal beagles bark...I sleep better knowing I have the original if anything goes wrong.
I also have all my baby teeth in a jar.

2 years ago at a tax sale there was a property that had a tax parcel ID card in the assessment office and a tax bill yearly.
BUT NO RECORDED DEED anywhere in the courthouse.
Stuff happens.
I would keep the deeds. --50.32.xxx.x |

When I handled my sister's estate I needed an old document that had been recorded on microfiche in the public records at the Recorder of Deed's office. Unfortunately, the operator who recorded the frames of film at the sector where my sister's document should have appeared experienced a malfunction, so her document's pages were unrecognizable streaks of blur. Fortunately, my brother (who is an attorney) was able to obtain a copy from his warehoused boxes that he himself had designated for destruction. I got the copy I needed from him just in the nick of time. --100.6.xxx.xx |

Head on over to our local Habitat RE-Store. I picked up a two-drawer filing cabinet there for $15. Stuff all your other papers in there, and keep your water-proof/fire-proof safe space available for the Deeds. They had quite a few left that have been sitting there for months.
I have the original Deed of every property we have bought including our first personal residence in 1999, even though we don't own that any more. Also kept every release of lien from refinances/pay offs, every Quit Claim when we first started moving properties to the LLC, every Warrant Deed, etc. I have them all scanned to PDF as well, backed up on thumb drive and cloud storage. --173.19.xx.xxx |

#22,
Too quick...
Sure scan it but I keep the original.
I also have a backup hard drive AND put it in the cloud. Hard drives fail and clouds have glitches.
