I'm currently using ProMar 400 from Sherwin Williams on

interior walls. What do you all use? When I talk to the guys at Lowes or Sherwin Williams it seems like they're slinging a lot of bs. And usually, there are big price differences. I think they just add more water to the cheaper grades. What do painters use?

We use Glidden Ultra Hide 220. For a good-enough paint, it works fine ($17 gallon w/o discount). Color match at HD is perfect. Covers marks, dirt, scuffs fine with single coat. We do mere touch-up between tenants, can't tell the difference from complete paint job.

Ceiling paint - Home Depot brand

Deck stain - Lowes (I think Olympic 6 year although it's only been 2 years and I'm staining again)

Interior - Benjamin Moore (husband painted his way through high school/college and swears by it - tried Behr and one time it rolled well and another time it didn't) --24.61.xxx.xx

Benjamin moore super spec eggshell is what I only use on interior walls after trying many different paints over many years. Its reasonably priced and just as good quality as some of the much more expensive paints. --99.225.xx.xxx

I'm a fan of Sherwin Williams. For the record the 200 is better on their scale than the 400.

The last few years I've been using Home Depot's Behr because can for can it was simply less money than Sherwin Williams.

When I have people painting trim, I buy a very good paint no matter were because it takes hours and hours to paint a gallon of trim. --74.96.xxx.xxx

First, be aware that you'll get as many different responses as there are people on the forum. :)

For me, when going over deep blue or red walls on a rehab, Kilz primer and then Glidden Diamond paint. Kilz for the ceiling and I don't bother with ceiling paint. The Glidden Diamond is too thick for a turnover, though--the ProMar 200 is thin enough to cover over the dirt but doesn't build up on the walls as much. --204.210.xxx.xxx

Wally World Color Place is my choice because I can get a 5-gallon bucket of Satin for $55. Semi-gloss is $65. Paint is enough for an entire 2-bed, 800 sq ft unit almost. Add a 1-gallon bucket ($15-$18) and mix it with the rest for blending purposes and keep it around for finishing up and later touch ups.

Funny thing about paint...when a tenant punches a hole in the wall...$40/gallon paint is no better than $15/gallon paint. Semi-gloss Color Place wipes clean with Magic Eraser or warm water and Simple Green.

Regarding coverage: I've rarely had problems where it took more than 1 coat of paint. I rent Class C units, so minor imperfections are acceptable. Most of my competition has white primer walls. --173.19.xx.xxx

Steve of OH, You are using ProMar 400 Sherwin Williams. The next vacancy try a different paint in each room Sherwin Williams, Lowes, Home Depot and Benjamin Moore. Keep all the paint in the same price range as ProMar 400. If you take the color you choose to each of the 4 stores unfortunately the color match will be different for now this is ok. Your main goal is to determine what paint works best for you. I like Benjamin Moore Ultra Spec over the other 3. However, IF you are having a high turnover rate and need to keep the costs down then a less expensive paint will be your choice. I know several friends that paint Walmart brand and it looks great. I bet when you are finished painting you may not notice a difference in each room with the coverage of the 4 brands of paint you used. You can get more brands of paint if you have 5 or 6 rooms to paint.

Flat on the ceiling, flat on the walls and semi-gloss on the trim, doors and in the kitchen and bathrooms. Flat paint does not show the imperfections in the wall. And touch-up is easier. Eggshell I prefer to use it, however touch up you will notice a difference. Of course semi-gloss touch up you will notice it. BUT Semi-Gloss cleans much better that Flat and Eggshell.

NOW if your tenants smoke in the units it does not matter if you purchased the best paint on the market the smoke will damage any and all paint.

Try the difference brands of paint in your next vacancy and decide the one that covers the best for you. And I know you will find a difference with them you will find the paint that works best for you.

Join homedepot pro rewards, you will get those coupons all the time. When you check out, use Jeffrey's phone number to get the 20% off.

Without coupons, my Sherwin Williams ProMar 400 is almost same price with my Glidden Premium with primer. For walls, I use SW for my class B, Glidden the rest.. Trims/ceilings, I usually load up with homedepot coupons and annual sales. --73.16.xxx.xxx
