I just got the closing instruction from the title company that works with/for? hubzu..
They will email me HUD form, I will sign, email back, wire the funds over. They will email back a signed HUD, Special Warranty Deed to be recorded. At that point, I am given okay to take over an occupied foreclosed property.
I have never done a RE transaction through email only..
Anything I should be aware of?

be sure to get your title binder ahead of time.
get a copy of the deed ahead of time.
be sure seller signs HUD before you do.
why aren't you using your own settlement agent?

You need a closing attorney. I've bought several Hubzu houses and the SUCK!!!
Deals are great, process isn't.
Overseas staff hired for $2 a day. Just have an attorney review your stuff and make sure it's all set and expect major delays.

The 3 I bought through Hubzu were slow and required proofreading and reminders. For the purchase price, it was worth the extra hassle.

I haven't used Hubzu, but I know that Ocwen uses it to sell their foreclosures. Other members of this board have described Ocwen rather unfavorably in past posts. --108.69.xxx.xxx |
