I'm about to fumigate my 4-plex rental. What do I have to provide to residents during the fumigation? Can I give them money for hotel or do I have to make reservation for them? How much notice do they need? Thanks for your help --108.224.xxx.xxx

Your responsibility would be a credit for their daily rental payment. Anything above that is good will for valued tenants. --75.22.xx.x

Jim is so right. When a neighboring building caught on fire and I asked my tenants to go to a local Motel, they all laughed at me. The Motel was going to give my tenants a special price (because I was going to guarantee payment) of $42 per might. The tenants daily rent (rent/30 days) came to $35 per day. The difference of $7 wasn't going to break any bank.

Instead my tenants booked room had fancy Hotels costing between $109 and $225 per day. Half of my tenants tried to deduct their hotel stay from their rent. I gave them 30 days notice of the difference of what they really owed me with their credit and what they paid. I started an eviction with the loud mouth tenant and got them out. THe rent of my tenants paid what was due.... --47.156.xx.xx

When we lived in San Diego our 90 unit condo building had to be fumigated. They provided security and arranged with a couple of cheap motels. We, being me, went to a lakefront resort for the weekend at our expense. The LL never did reimburse our rent. --47.216.xx.xxx

Why fumigate? Isn't there another way? We use soil based treatments locally, even statewide. No muss-no fuss. Very effective. --64.250.xx.xxx
