I received over 20 pre-qualified showing requests within 2 weeks for a one bedroom garden level apt.. We pre-qualify them by income/eviction/pets situation.
It's not typical to have that kind of apt in the town. Some people view it as basement apt. which is considered negative, less desirable. The ones who wanted to move forward were marginal after further processing and turned down by us.
How do I word it so that they don't waste their time or mine if they don't like garden level (5-6 steps down from ground level)

I would avoid calling it a basement. Just write... Garden Style Home with five steps down to front door. Charming exterior entry with steps.

I just googled.. looks like "English Basement" is more appropriate.. first time I hear this term.. I suspect most tenants never heard of it..
I guess Garden level apt has regular double hung windows or from inside, you are staring at people's knees vs. people's ankles. so, technically mine is not garden level..

I like English Basement. It conveys what it is: a fancier below grade basement apartment. Everyone knows about step-down apartments in places like New York and London.

The lower rental units sound similar to last building which sold where the windows where the same size as the other windows but no balcony door where the apartment was a meter or three feet below ground. Now the new buildings are built at ground level where there is usually a full size balcony door. On internet ads it is better to take pictures then people can see actually see where the rental unit looks like on the inside and outside. --74.220.xxx.xxx |
