Hello,
Curious what process and tools you all use when you have a rehab going to help reduce the risk of someone breaking in and stealing materials or copper.
Or do you play the numbers game and hope only 1 out of 10 rehabs is robbed?
Do you only take certain materials to the site that will be installed that week before bringing in more materials.
Do you wait for any appliances until the house is put on the market or sold?
I've talked to several people that use a lock box to allow contractors and laborers in to the building, do you do that and do you change the combination between contractors or follow any specific processes related to the keys?

I try to do the rehab quick. Less time for someone to notice and decide to break in. Meet some neighbors and give them your card. I had a break in on one and the neighbors called the contractor, me, and the police. Lock the doors and windows and cover the windows so no one can see what is/isn't inside. Keep as few tools and materials in the house as possible. And, keep the outside clean, if someone sees scraps of metal outside they will think there is a lot inside to steal. I've never had more than a damaged door or window, so I haven't started using a security system yet. I leave all the exterior lights on every night to increase visibility. --73.102.xxx.xx |

I saw someone tape a note in BOLD letter on hot pink paper to the inside of the glass front door (and back door) saying, "Contractors: please disarm security system within 2 minute after entering using the code you were provided or you will be charged for the police response."

As a licensed contractor, owner, investor and property manager I had Heavy Duty Job Site Steel Storage Boxes Chained down inside the property. I use case hardened thick still chains and superior locks that can not be picked.
I also have an alarm that when a group of 4 or 5 people try to carry out this massive storage box, there's an alarm switch at the bottom of the box (can't be seen, it's in the middle of the bottom) that triggers an 120 db siren that will sound for 20 minutes before being reset.
One time someone hooked up my tow-able cement mixer at night and tried to drive off with it. In the morning I found a bumper attached to my cement mixer. I had chained it down to a utility poll using a boat anchor chain with links as think as your thumb. Rated for 50,000 pounds.
I've had copper stolen, three time from the same property. Then I rented a "junk yard dog" old fellow around 12. He sleeps all day and night until someone makes noise then all he does is attack. When I came to the property after replacing the copper the day before, there was blood all over the floors and walls. The thief was drunk, broke into a window (smashing the glass). The doors had double dead bolts so no one could carry out stuff easily, they had to use a window. Well the thief got in but could get out. The dog got tired of scaring him and went back to sleep before the police and fire department got there. Neighbors called because of the thief screaming....

Mine are in neighborhoods where someone would report activity but I leave lights on at night and the blinds pulled down.
The current empty I would consider rehab since the mold lady wasted the cellar, floors etc.
She did sneak up on the house and left a letter trashing me as a landlord where my new upstairs tenants would fine it. Their granny has been my tenant for 15 years so she knew it was not true. I have a No Trespassing sign up now.
If I had the kind of rehabs you have in the neighborhoods you have, and your expensive equipment, I might pay a guy to sleep there. Wouldn't want to risk hurting a dog. --73.33.xxx.xxx |

Bit,
My Rule #1 No tools or ladders left overnight. Thieves will tear up my new $450 door to steal a 59 cent screwdriver from Big Lots. If I find tools I pick them up and hide them or take them home. I wait until they ask.
Take time to truly secure the building.
Hide all materials in closets. Outta sight. Contractor is responsible for handling and storing all material. Only deliver what is needed at the time.
Cover all windows. Easy. Outta sight.
We don't use copper pipes. Buyers prefer our homerun pex.
Electrician brings his own wire and cares for it. We cover obvious exposed wire with anything to hide it until drywalled - lean drywall against the wall, staple up black plastic...
Appliances are not deliverd until ready for staging to avoid scratches and dust. Microwave is bolted in, stove is bolted down. No refrig because it makes the kitchen look smaller.
(Tip: appraisals do not include appliances so don't spend unless you must!)
SimpliSafe alarm system that we move to the current project. $200? We only pay for monitoring for the days it is in use. Live monitoring is only $25/month. We only use it for a short time. 4 months is only $100 to have the police called if the alarm is tripped.
These procedures have kept our losses to almost zero.
