I want to sell my property and my tenants been in place for over 15 years. He's been given a sixty notice. In 2 weeks we will be at the end of the notice period. He's self employed and taxes show a loss. He cant seem to find another place to live. My attorney said that's his problem but I wish he could find a place so I don't have to file. Where are the landlords who will take this type of tenant? He's always paid me rent but he just can't seem to meet today's current landlord criteria as of yet. --108.184.xxx.xxx

15 years might mean his rent was significantly below market rate by this point unless you raised it every year. This could impact the tenant's search with a discrepancy of rent amount wanting to pay and area wanting to live. --24.61.xxx.xx

The fact that he has shown repeated losses from his self employment means little to nothing.

Most every small time self employed person shows almost nothing because then they pay less taxes. He may well be making money under the table by taking cash jobs and not reporting it.

I'm with NE. He's not looking and is making this your problem.

This tenant may be a good candidate for a rooming house (see GKARL's posts) or needs to find a roommate to share rent with him. Just because you living in the USA doesn't make you entitled to a SFH all to yourself in Cali. I don't think you need to suggest this to him though: he may become defensive or arrogant that you would dare suggest such a solution. He needs to find it on his own.

Tell him it will be harder to start over with an eviction. He thinks it's hard now! Ask him to make temporary plans to put stuff in storage and sleep on friends couch. Perhaps some ideas or brainstorming would be of help. After 15 years you do care but of course you can't lead the horse to water and make horse drink. How about a Camp site? Roommate? Sublease? If he stays, it will prolong his days there but starting over from a eviction will be much harder. Can you write a letter of recommendation that he could include with applications? Ask just how much time is he spending looking? How many applications has he filled out? How many rejected him? How many did he reject? Too picky? --66.87.xx.xxx
